Consider showing up to the open for inspection and eavesdropping on what the prospective tenants are saying. Sometimes you hear some useful info that you can act on.

Why do you need anonymous purchase? Are you simply hoping to avoid tax and pray you don’t get caught? Do you not have a TFN and cannot be bothered to get one? Are you living under a new identity and fear your predators will find you if you have legit assets?
I heard that Councils in QLD generally levy very high annual rates; hence take into account of this high charges. Also find out whether the unit sits on the University's land; if yes, you will be only buying the 'brick' building, not the land and thus, you will have to pay rent to the uni (or whoever the owner is).
Good point Jenny111……. Ipswich council rates are extremely expensive. Our IP's rates cost in excess of $2,800 to $2,900 per annum for council and water rates per property …. Hence why we sold one and the dual occupancy development won't be strata titled until we want to sell either or both of them.

In Geelong VIC you get slammed with a separate set of water rates and council rates per dwelling, regardless of whether they are strata titled.
Only thing I would change about the blurb is the use of the words "water closet". There is a huge Indian population living in Laverton that might not realise that water closet means toilet.

I give my PM a xmas present, and she is well aware I am appreciative of her efforts. But the difference is, she gets me great tenants, does so quickly, and keeps me very well informed of what's going on.
I do not see any point in rewarding someone that is sloppy. So why would you give this PM a bonus? You should not have to point out to her that newspapers on the window of the feature photo is probably a problem. That's her job.
You must understand how rental agents are remunerated. Pretty sure your girl gets paid a base salary and does not get a bonus if she manages to quickly tenant all the properties on her books. If this is so there is no incentive for her to bother.
You don't have to be nasty about it… you can simply communicate that the vacancy is crippling you financially and you need to try something else to get the thing rented. Whatever happens, some pictures need to change, it needs to have parking in its listing under the price, and there needs to be standard open for inspections advertised. None of this call to make a personal appointment nonsense.

I see in the writeup it has a shed. Ask the agent to get a picture of that too. Does the house have security doors? If so, I'd be mentioning it and getting a pic of them too if they look sturdy.
I don't think the bath is the issue. I think the photo of the front of the house having newspapers on the windows and not showing the offstreet parking in the pic is the problem. Anyone filtering their search to include only properties with parking will not even see your place. And there needs to be a scheduled open for inspection advertised.
