I have recently sold two properties, one was staged and the other was not. The staged property sold within 4 weeks and acheived a premium price the unstaged property took 12 weeks to sell and achieved only a mediocre price.
Hy thoughts on staging are that you are attempting to have the potential purchaser create an emotional bond to your property, ie they can see themselves living in your house and therefore will be prepared to pay a premium to do that.
My advice would be to consider who your target purchaser is, you said you are in the process of building units so potentially they will sell to investors who will not be as easily fooled by staging. If some of the units are the same you could potentially only stage one as a display unit and not have to stage the others.
The last thing I would say is if you are going to stage make sure you have all of the staging complete before the Agent takes the photos for the advertising campaign. And make sure you check what photos the agent intends to use before everything goes to print, there is no account for an agents taste sometimes.

Scott, is this a common thing for a builder to do, charge a 'handling fee'. What you are effectively asking them to do is charge them a fee in exchange for them, providing their license number for the build and taking on the warranty and OHS risk. I imagine you would need a pretty firm contract of what is included in something like that.
I work as a project manager (an could potentially take a few months off work) so I am not keen to pay a builder a 20% (?) margin to manage tradesmen on site.

So let me get this right, even if I was only to paint the multi dwelling and price of work exceeds the value that can be undertaken without a DA/CC ($11,000 in QLD I think) I would need a builder/project manager to take on the risk, home warranty insurance, legal requirements.
Is that right?
If so, any way legally around it that you know of?

Not really. What I am asking is can I coordinate tradies on site without an OB license, provided all the relevant tradies are have the appropriate licence and insurance?
As i have said earlier in this topic, Steve and Cheries course is fantastic. I am just about to start a renovation on a block of units I have purchased. I would not have been able to undertake this project without the contacts that I made at the course. I have obtained finance through a broker that spoke at the course (I tried to obtain finance myslef through two other brokers who were not able to hlep me). I have set up a trust and company to protect my personal assets and engaged an accountant to manage my tax requirements again they spoke at the course.
I feel that as a result of this course I have been able to take action and am well on the way to a new career in property development! This is project number two since the course in August last year!
I should also mention that I call Cherie whenever I have a question about something I am not sure of and they have a timely answer fro me.
I forgot to mention that there will be no structural work. All of the work will be cosmetic, Tiler, paitner, electrician, cabinet maker.

I have done this workshop and found it to be very informative, particularily with regard to purchasing materials at trade price. I have used some of their advice since the seminar and saved more than the cost of the seminar on timber and tiles that I bought for a renovation I recently completed.
