Thanks again i appreciate it. Everyone I speak to and all I read says how its important to have a good team working together and I feel a bit behind the 8 ball when my own accountant doesnt like IP’s.

1st of all thanks for your replies. We realise now that we should have stuck to our plans and sold the house instead of opting for tenants. However its done now so all we can do is deal with it as it is now.
Our biggest concern is the property now not looking as presentable as we had it (lawns mainly) and also reducing the people that the house will appeal to due to the tenant factor. Another option is to hold out the 10 months then sell that way we can tidy it up a little if need be and sell a vacant home.
May even think of telling tenant we will look after the lawns for him at our cost. That way it saves him doing it and i know they will look good during the sale. Is this a good idea?
Will speak with agent to talk a price and if they think we can still get the $ we are after in quakers hill then we will go ahead.

We are staying at Summerland point for the next 2-3 weeks but then hopefully rent a house near Swansea for maybe the next 3 months till we find a place up there to buy and renovate.

I have a friend with an investment property in mt druitt. ABout 12 months ago his tenant moved out. During the vacant period kids removed and smashed the roof tiles jumped in through the gyprock ceilings and then kicked the walls in and smashed the toilets.
And no this does not mean it cant happen else where and no it doesnt mean that people in mt druitt are bad but it may be that there is a greater chance of getting a tenant of the type you would not like in your IP.
And surrounding neighbours in certain areas you absolutly dnt want near your IP. And before anyone says im being unfair or dnt know what im talking about. I lived there for 15 years and could not wait to get out.
All im saying is that if you want to get the best out of the orbital link then look around there are loads of areas which will do very well from its completion and i think one of these would suit an IP much better.

Ok i was doing fine with all that until the purchase of the new place. So i am just about to start to rent out my home which i have lived in for the last 2 years. so if i chose to move back in 3 and then sell i pay NO CGT? Now however, im buying a new place to live in. SO i think from what you have said that now i cant avoid the CGT on my previous home no matter when i sell it? However the 6 yr rule is now on my new home?

I was just about to post this same thread. I will make my final pick today as to who we will use to manage our quakers hill property.
We have one lady coming out today who is from the Jenman system. Im not sure about it yet so i will play it as we go today. I will try out a few of the quetions Yack has mentioned.
Out of the 2 that i have already had around 1 was young very nice girl. And the other was more experienced and ALOT more aggressive and forward. Straight to the point. Maybe a little too intimidating though. Any thoughts on this?
Going rate around here is 6.6% plus the usuals.

I actually have a friend around 10 years older than i am which makes him around 35. Now he is always saying how do i do it. How can i afford IP’s and how can i have a nice boat and how he is STRUGGLING making his repayments etc etc. And how he wants my money tree which is just a joke. AT the end of the day he is probably on very similar money to what i am. Which is very similar to what someone has posted around the $1200pw joint income. Not a great amount but enough to make do and get somewhere.
Now what he fails to see is that he HAS to have his beers at night his smokes during the day. Its all about priorities. Thats all it is.
As Redwing has already mentioned it really is an eye opener to write down where your money is going each week then do something about it because really $150 rent is VERY cheap.
