Great post but you’ve gotta give credit to the writer if you haven’t written it yourself – plagurism isn’t a good look .
If the tenant hasn’t been advised in writing that you require vacant possession how are they going to know & more importantly how will you prove you have terminated the lease?

I doubt you’ll have any luck enforcing it until they are actually 7 days in arrears. That said have you explained to the tenant that the full 4weeks is due at the start of each period not as many understand it as 4 weeks initially then fortnightly.

I’m amazed by the diligence of the reporter. Hmmmm supply/demand, Fewer properties available & rents increase – isn’t that a given?
It is other economic forces at play causing tenantd to vacate eg FBT on employers providing accommodation, general affordability & loss of employment. Some tenants see the writings on the wall & it is easier to pay the break fee & move to cheaper digs than to honour the lease.
The tenant cannot see past the end of their nose when it comes to running costs. They’re more interested in getting the rent down than worry about power costs why else would you want a/c?
