    In this case depreciation is viewed as a cost, your property is worth less due to depreciation.

    I have in mind for a future release multiple profolios where each portfolio can be setup individually, until then, you will have to convert the figures.

    When you do a rollover of your figures, you can optionally have the rollover manager clear the budget and/or actuals figures for you.

    The figures for a rollover would have to be re-entered, they cannot be edited, but this sounds like a good addition to my list of modifications so I will look at implementing this in the future.

    To be accurate, you would have to figure out the appreciation rate for each year as closely as you can.

    Ask as many questions as you like, it usually gives me ideas on how to improve ID, thanks for putting the time into asking them.

    Hi

    The tax and duty calculators are for reference only and to be used as a rough guide, please see the help file for this explanation. When I entered the tables they were correct, however that was a while ago.

    I plan on making this a configureable option in ID in the near future.

    You should always check the relevant authority regarding this information, given state governments constant changing minds, its hard to keep up.

    Sorry about the hassles, there seems to have been a mix up in the downloads on the site, for a short time there was a test version available on the download page, if you download the setup program again you will be able to register.

    You will have to uninstall the version currently installed.

    I have fixed it, one line of code would you believe it.

    There is going to be a new release on Monday with a couple of other changes as well.

    For now, you can use the tabs to change properties.

    Only Win2000 and WinXP are compatible platforms, I will look at Win98 more closley, but I am not confident given how old Win98 is of making ID work properly on it.

    Hi

    This has happened beacuse your screen resolution is set to less than 1024 X 768, the minimum requirement for Investment Detective.

    If you change you screen resolution to at least 1024 X 768, you will be able to see all the fields and figures.

    I have tried ID on Win98se but Windows complained a great deal in some screens. If I have time I will look at the issues, but I am not hopeful that the compatability issues can be resolved.

    At this point I would not think that anything under Win2000 will be compatible.

    Unfortunately during our testing, windows 98se was not compatible, Win2000 and WinXP are the only OS’s supported at this time.

    The christmas period is not a good time to be releasing anything, and the logistics of doing the marketing and disk production just slowed down. Having said that, the seminar on the 12th Dec in sydney was where we first showed it off in its beta state and took pre orders, those users have version 1.0 of the software and have not reported any errors, with only a few install hiccups.

    The release will be very soon, everything is just about ready, and a trial will be available for download very soon.

    Investment detective will allow you to do a financial evaluation of many properties at once.

    You can use it for prospective purchases and properties you own. In the case of owned properties, Investment Detective allows you to track the annual performance of each property and comparing it to your budget each year. Figures can be kept for each year for the life of the property.

    Although there is no projection option as yet, IMHO a simple linear extrapolation is not that productive, you could always enter multiple years figures and then evaluate the properties performance given a specific scinerio. Eg. simulate an owned property.

    Of course I’m biased, but Investment Detective might be a pleasent surprise, I too started out writing a spread sheet but it couldn’t do what I wanted, so I started to write Investment Detective.

    Investment Detective is property investment software that has 2 roles,

    1. To help evaluate a property’s profitability before purchase. Bottom line, is it going to make money for you? Compare several properties at once and pick the best performer.

    2. To keep track of each property’s performance once you purchase. Enter the budget at the begining of each year and enter you’re actual figures at the end of the year. Did it make the profit and capital gain you budgeted?

    It allows you to enter all the financial information about a property and it will calculate cashflow, ROI, profitability, equity and finance figures plus lots more.

    The figures can also be shown as weekly, fortnightly, monthly etc.

    Investment Detective is a powerful calculator, so you can enter any figures and it will work, in any state or country. It won’t calculate what a property is worth for you, you have to do that research yourself.

    What it will do is, if you enter in your budget that you expected your property to increase in cg by $10,000 and at the end of the year the property cg was different, up or down, you have the opportunity then to evaluate that properties performance. At this point you can start asking questions about the reasons for the difference.

    Just because the property was profitable, from a cashflow point of view, doesn’t mean you should ignore the cg performance.

    You can enter property costs, detailed closing costs, detailed ongoing costs and property income (rent and other income eg. tax rebate as other income, you need to see your accountant for this figure).

    Also, each element of property costs and closing costs can individually be allocated to either loan or equity finance options or cash, this allows Investment Detective to calculate and allocate the finance repayments correctly to the ongoing costs. Finance repayments can also be entered manually eg. if you want to make extra repayments.

    Amongst the many figures produced is the “net cash flow”.

    You can also enter the expected occupancy and the results will be displayed for that occupancy as well as 52 weeks, side by side.

    Hi Gatsby

    Its hard coping with this sort of situation, often there is are emotions that force us into the difficult position of not taking posative action when we should. I put up with 3+ years of abuse and constantly degrading situation while working harder in an effort to try and win over the situation. I thought of my family and put up with it for their sake. The irony is that for all my effort I was a poorer husband and father.

    My advice is to take the stand and don’t do it alone, its good that you have contacted your union rep, don’t stop there. Contact work cover and seek legal advice from a solicitor. I did a bit of hunting around and found a great solicitor that was very cost effective and specialised in industrial relations matters.

    Just as in property investing, put a team together, let the pros fight the battle for you, take a step back and relax, they know what to do, I can tell you that the moment I did this and let go of the emotion, not that easy I know, my life changed for the better.

    I am still in the process of dealing with the situation, but I have personally moved on, I have far more important things to be putting my energy into, and my team is now well positioned to take them on for me.

    At the end of the day, employers often allow this sort of behaviour because they don’t know any better and they have gotten away with it before, so often no one stands their ground. I knew I was right, and when they pushed me around, I got my team to push back, I havn’t lost yet, and they are now on the back foot.

    The only other advice I could offer, is that you don’t get emotional about getting back at them, just try to let it go and move on.
