    ID is designed to evaluate and track the annual performance of investment properties. It is not a replacement for an accounting package and all your property expenses need to be processed by an accountant.
    When entering actual figures for a property, the annual amounts are entered into the fields. All the calculations need to be performed on the annual amounts as partial amounts are not relevant to ID.

    There have been several requests that individual items entered into ID would provide an easy way to record and then send to an accountant all the annual ongoing amounts. This is a feature I am working on at the moment and will be included in the next major release.

    Installing Java and fixing your initial problem is just a coincidence, ID does not use or need Java to run.

    Again, you do not need to download Java and install it to run ID.

    Actually, I wasn’t aware of the sliding scale in QLD, and ID will only treat properties individually. As with all the professional fees associated with a property purchase, the due diligence process will allow the purchaser to gather the correct fees and then be able to enter them into ID. The current tax and duty calculators are there as a general guide only. The configurable system, allowing multi country calculators to be defined will soon be in place and the Australian hard coded calc’s will be removed.

    ID can be used in any country or jurisdiction as it is essentially just a calculator. It is the user’s responsibility to collect the correct information so it can do its job and calculate the results.

    There are also other complexities that can only be handled by each investor, how is the sliding scale affected by multiple entities or having different properties in a spouse or partners name. I’m sure an accountant could also come up with various other legal ways of minimising the impact of the sliding scale on taxes due.

    I have tried to make this happen and cannot reproduce the error. You can always do as you suggest and delete the property and re-enter the info.

    If you have a lot of data already entered for this property, I may be able to get it to work, but you would have to send me the data file with all your property info, I can understand if you do not feel comfortable doing this.

    Thats great that its working for you on 98.

    One of the key features of ID is that you do not have to enter the finance amount, when you enter the property cost and closing cost, you can allocate each value to cash, loan or equity and the finance amount is set for you. Just select the desired option from the drop down next to each amount.

    The only consolidation of figures is on the home page summary, other than that, each property is treated seperatly. I can see the benafit of seperate “portfolios” and this of one of the higher priority features I want to add to ID. I cant give a commitment on when it will be done though. As each property is an entity on its own, you can enter as many properties as you like, the key is to keep in mind the currency differences when looking at differnt properties.

    The original purchase confirmation and recent update email provided a link that you can click on, this will take you to the Investment Detective download page where you have access to the update.

    Download the ID install and install the new version on your computer. Once installed, you will have access to the new version of ID.

    No excuse, but I’ve been very busy and this one slipped by me, sorry about that.

    Well, the answer is yes and no, the introduction of a new product brings with it the benefit of lower pricing for early adopters, in future there may be specials or bundles, but that is not guranteed.

    As ID is adopted by more users and enhancemants are added to meet customer demands, The price may rise slightly to meet the increased costs of development, but not too much [biggrin]. Right now it is still way under the recomended price and still, IMHO, a great deal.

    Yes you can evaluate a property from any country, it is after all just numbers. You must remember that ID doesnot know about exchange rates and the tax and duty will have to be looked up from the specific countries government web sites.

    Thanks for your feedback and ID certainly is a serious tool and I believe it does save you time.
    While I can appreciate that you want the best tool that will help you invest profitably, there are other considerations that you may want to think about.

    The reason I will be making the tax and duty calculators configurable is that I believe it would be fairer. Supporting ID users in Australia as well as NZ, South Africa, Canada, USA, UK (just some of the countries that have users) means that there are a lot more jurisdictions than those few here in Aust. Providing a means where the ID community can help each other is a good thing, and the several hundred jurisdictions will be better supported by locals rather than someone like me trying to figure out the complexities of tax and duty in other countries.

    So I am hoping that everyone will get the benefit of locals helping with keeping ID up to date in each country and then submitting their changes for all to download.

    The information in the tax and duty tables changes at the whim of governments and keeping this info up to date is a big job.

    I will be making this configureable and each time I, or anyone who wants to help, updates the figures, I will make the changes available for download.

    As I said, you should “always” check the latest tables from the relevent authority to make sure you have conducted the appropriate due diligence.

    Thanks for spelling mistake.

    On the deprectiation, you will notice it does not change the net cash flow but the net profit. To see the effect of the tax refund, enter a weekly figure into the other income field under weekly cash receipts.

    Now your property should be positive again and you can see the erroding effect of the depreciation on the overall profit.
