    Hi Rick

    The two loan options, loan and equity, are just different loan options that allow you to split the finance across two different loan settings if needed.

    The principal figure is the principal payments paid for that period of the loan, a bug has been fixed for the next release where principal payments still show even if interest only is selected.

    ID is designed to be country neutral, and as such country specific calculations like taxation are not included, as well as the only way to get your tax position is to see your accountant, there are just too many factors to do it accuratly any other way.

    Also integrating tax law for all the countries ID is used in would be an impossible task.

    Hi Wille

    The figures here do not quite add up, if you have a cash needed figure of 99139.80 then you have entered the deposit and balance as cash options, but you say you have a loan of 71200 (the balance), this could only be if you have entered that amount in the closing costs as well and allocated it to loan. It looks like the balance has been double entered into the closing costs?

    The total closing costs should only be 10139.80, if you still have a problem, set up your property and take a screen shot and send it to me and I will try to replicate your issue.

    Legal questions should really be answered by a licensed professional, sorry I can’t help.

    ID is not designed to calculate the numbers for a renovation, it’s primary feature is to evaluate and track cash flow investment properties.

    I have in mind a new calcualtor for doing the whole reno evaluation and tracking, however it is quite a way off yet. I am busy with some cool new features for ID and cut down pocket versions for PDA devices right now.

    Hi Andrew

    Principal payments is the amount repayed of the principal for the period. There is a bug, (fixed for the next release), that still shows an amount for principal payments on the budget page even if Interest Only is selected.

    You do not need to resize the left panel as doing so will not reveal any more information.

    To calculate rental yield you need to use the raw purchase price and rent figures.

    The calculators are all available in the wizard.
    If you’re having trouble accessing them, it may be the OS, could you let me know which operating system you are running ID on?

    The depreciation figure is the amount by which the capital items can be depreciated for the year. This is the cost to the owner.

    The amount of appreciation will be what is relevent for the local market. You will need to do your research on this one.

    You got the right forum [biggrin]

    1. You can copy the budget figures to the actual page by selecting the budget page and then right clicking on the budget tab. Select the option to copy the figures and accept if you are sure you want to proceed. This will delete all existing actual figures and replace them with the current budget figures.

    2. I cannot recreate the printing error, I would be interested to hear if anyone else is having similar problems. Could you let me know what kind of printer you have?

    At the moment there is no facility to seperate different currencies, I am working on a modification that will alow for this situation to be coped with. The difference in currency will only effect the global position grid on the home page, each property can be viewed individually as its just numbers after all.

    The principal payments reduce the capital amount you ow on the property, so this goes to increasing your profitability.

    ID is written in a language called Delphi, (Object Pascal).

    Win98 has very limited resources, unlike W2K and WXP. There are also other compatibility issues to consider when programming for older OS’s (W98 is 6 years old) and as W98 will be de-supported by M$ in the near future (30/06/2006), unfortunatly it is not a productive option to deal with these issues for new development. I have looked into the W98 problems and it is just not fesable to support.

    You’re absolutly right, there is no substitute for being informed and educated about your investing (or anything else). ID is designed to do math quickly and let you see several properties side by side and help with that gut feeling. If you have 50 properties to choose from, its a great way to weed out the good from the bad and concentrate your efforts on the final few.

    Windows 2000 and XP are the only operating system currently supported by ID, although some users have reported sucessfully running ID on Win98.

    During my testing, I have encountered too many reliability problems with Win98 to support this OS.
