My NZ accountant says he has setup about 5 Aus investors this way with a property management agreement whereby they can claim the losses against Aus income.
The explicit purpose of the agreement is to preserve the capital of the trust, not tax avoidance.

I’m still happy with my lot in NZ. Prices are good and as long as you get the good tenants and good property managers on board (same for wherever you invest) things are moving along nicely..
Will you guys lay off Westan. There seems to be a ‘few’ who keep hammering at his credibility. The man has integrity with a capital I. Find me someone who has been badly done by Westan and I’ll call him a liar!

I’ll take 10%+ in a growing area anytime. New Zealand has a lot to offer but you have to look harder now to find good deals.

I’m also waiting for tradesmen to get work done in NZ. Settled on one property a month ago and still waiting for works to be done in order to rent out. Many towns in the same situation from what I gather.
It helped me identify some underperforming properties too. They are now with the agent and on the market.

Thanks guys some good answers in there, particularly from Mini Mogul. Market forces affect the economy everywhere and I guess I was just trying to justify my own actions to an extent in asking this question.
I suppose if we are buying run down houses, doing them up and just asking a fair rent in return then other economic factors are more responsible for driving the market value and affordability of the properties for locals to purchase.

How about this one. I left the Property Investing Master Class yesterday in an ambulance! Then spent the next 8 hours in the Alfred Hospital having tests done for severe food poisoning.
That was some lunch, worst part is I missed the last part of the day because of the time spent in the toilet (if you follow what I mean).
