    Hi All,

    I bought my first ip1 then had equity release done on it. i then made a split of 55k for ip2 for deposit + buying costs.

    ip1
    1 loan (has 40k redraw available)
    2 loan (55k split for ip2) (has 8k available) didnt end up using whole 55k

    ip2 then got revalued and pulled 30k

    ip2 loan

    i was wondering if you had maxed out your serviceability and could not borrow anymore but had 200-400k equity in the resi properties which you can’t access/ can’t do equity pull because you maxed serviceability

    also one more random question how much does it cost to hold a credit license etc yearly on going costs. not marketing / advertising. just compliance costs. i heard one broker say 4k p.a i thought it was extremely high.

    i understand that NCCP doesn’t apply to non coded loans but does responsible lending components still apply?

    etc if you were to purchase in a company name would responsible lending components still apply?

    Would a broker be aloud to give his client a copy of a certain policy if the client asked for it? i assume not but was curious.

    I wanted to know with bank policies how many there is in relation to residential property lending. etc bank A. has a serviceability policy & a income verification policy.

    it depends you may have had to pay a 25k deposit to get into the house / rent to buy deal. what % of that comes of the purchase price i wouldn’t know you would have to read the agreement.

    the caveat just means you have a interest in the property. i’m not a lawyer. i’d assume once you have the deposit and can get finance you would just…[Read more]

    I see, these contributions how long do you have to wait for it to be considered income? etc i put 1k into super a week only want to do this for 1-3 months to show my super can purchase a property and then i’d stop making the 1k contribution.

    also biggest downside is you have to wait till like 55-70 to access it right?

  • first question, yes all you’re doing is saving a deposit which you can then show a bank to get traditional finance. i would assume only 2nd tier banks would allow this as general savings i don’t think the big4 would allow this as a deposit.

    with an instalment contract because its a credit contract does that mean the vendor financier can write on the tenant – buyers credit report etc “missed payments” / defaults? or is that only aloud for mainstream banks?

    2 weeks at labour hire casual employment full time hours

    if next week i got a new job as a full time employee (etc paid holidays public holidays…)
