    Hi Mel

    I’ve tried but couldn’t finish a 1/2 of the shot. I have a glass of “Liver cleanser juice” from Boost everytime I go to town. It consists of carrot, beetroot, apple & wheat grass. It’s very nice. It does my body good & I could feel it.

    2 of the people I know got cancer. They took 2 shots everyday and the results really amazed their doctors. They can’t explain why. May be heaps of vitamins can freeze the cancerous cells.

    Hold your child in your arms, rock & sing until he falls asleep. Put him gently down to his bed. If he opens his eyes you better take him to your bed & let him sleep next to you. It works well to all my kids.[^]

    Hi All,

    Most of the times we disagree or in doubt because we don’t understand each others. There is nothing wrong in asking questions and in fact it’s better to clear misunderstandings than to keep them to ourselves. We all can minimise conflicts by asking and answering questions in a nice & polite tone.

    This is an informative and friendly forum. Steve is the Host and he sets up this forum to promote his methodology & belief in positive cashflow property investment. We are in it to acquire knowledge and to help each other in this field. I don’t know how you feel but for myself I feel like I’m in someone’s house that I must respect the host and follow certain house rules.

    I appreciate greatly what I’ve learned from all of you.

    Hi George,

    Sydney’s Northshore areas are expensive. I’ve been searching Sydney areas and haven’t found any reasonable priced properties to buy. They are all negative cash flow and I’m also doubt about their potential capital gains. I may look for a 2br 2 bathrm unit under $400K close to the city. I can rent it to my daughter later one if she wants to work in Sydney. I prefer to get an IP in Brisbane but don’t want to buy without seeing it. It’s too far for me to travel there.

    Don’t you look for IPs in other city than Sydney?

    Most forum members like me don’t like to be spoon fed but we need a helping hand to point us in the right direction. Our questions are often very general & naive to the experienced investors. Those questions are popping up all the time especially after Steve appearing on TV & the release of his new book. We often worry that we may ask silly questions as well. After few months in this forum I attempt to answer few questions as well. You can help out by:

    1. Add general guidelines for the newbies in the section Forum FAQs. Stuffs like “- Recommended books, links, – search for similar threats in the forum, – outline different methods for finding potential properties & their rental incomes eg. websites, newspaper – other research ….”

    2. Just think of us like new kindy kids & patiently repeat the answers.

    You will be most appreciated.

    I receive this quite often. My sister’s brother in law is a very smart person (Dr. in Economics) but sommehow got hooked into this scam. He lost his business & lots of borrowed money from relatives. Be careful. [:(] Huey

    Hi George,

    Sorry, I don’t know much about you so it’s not proper to say you only can write very little. What I mean is you personal experience in property investment is excelent but very specific. Many of us can’t access to good equity like you to buy expensive Ips or can affort paying extra cash monthly for negative geared IPs. If we want to get in PI we have to acquire knowledge and identify our best suited strategy. Both –ve & +ve geared IPs are good if we know how to identify the good ones.

    I agree with Mel. It’s better to know different ways. Your thesis is about “typical investors” so I hope you can corporate the knowledge you learn from this forum to write a good thesis. It will be good to have a copy of your thesis. Where are you studying, NSW or Sydney uni?

    I think George is just one of those lucky people who gets plenty of help from his parents and know how to use his resources effectively. If he writes a book it will have only 1, 2 pages and is useless to most of us.

    We need resource, ability, dedication and luck to do well. If we have little resource we have to work much harder. Steve has great ablity and dedication to create success. He started before the booming time so luck is with him as well. It’s still possible to achieve wealth through PI but much harder now.

    My 2 cents & hope it doesn’t upset anyone.

    I assume for this package there is no discount for the honeymoon rate for 1st year and 0.15% discount for fixed rates.

    It’s hard to sell our IPs especially it’s the 1st IP.

    It’s better to do some research & understand different structures for our investments before we see our accountant.

    Hi Billfromoz,

    I admire you work. It’s just great. I wish you a good trip & raising lots of money. Fred Hollows Foundation is great. I was informed that in April 2004 a team of doctors & volunteers from Australia will go to the central of VN to perform eye operations. They may wave & say hello to you if you ride pass there at that time.

    Thanks for your advise. That is 1 of the options I consider but still feel uncomfortable with the land tax & capital gain tax. The other options are : – My son buys as 1st home owner & gets $7000 FHOG. He pays more bank interest, no land tax, no capital gain tax. – I or him or we set up a Trust, buy & rent it to him. The Trust can claim tax, but have to pay land tax but less or nil capital gain tax if know how to distribute gains to beneficiaries. As I understand I have to set up a complex Trust structure so I can borrow money from the bank. There are costs to set up & manage the Trust but I can distribute positive cash flow money to beneficiaries.

    In Canberra there is no threshold for IP land tax. Landlords pay around $2000/year land tax per house, a lot more for inert suburbs. We’ve searching around for a suitable house, 10 minutes drive from my son’s work (work requirement). I think all houses in this area are over priced. We can buy a $350K old house and renovate or one in good condition for $400K. They were less than $200K few years ago. They are rented out between $280 – $320/week. It becomes almost impossible for 1st home owners.

    The money I donate & give out is relatively small & I don’t want to skip that. It brings happiness to other people including myself. I just make some extra money so it is a good time to share.

    Thanks Calron, I’m in good health at the moment.I asked myself that question many times as well!

    I want to help my son to get his 1st home & set up a better structure for my investment. Selling is one of many options. It may not be cost effective but it’s less worried.

    Thanks C2, My daughter won’t finish her degree until the end of next year. I hope when she is there I can go to visit Japan. It’s a bit scared & expensive to go there by myself.

    I just know for IPs there is $261,000 threadhold for landtax on unimproved land value in NSW, no threadhold in ACT.

    Hi Hungry, I think in NSW there is no land tax threadhold for discretionary trust.
