    Hi Leigh

… Is land tax payable or calculated on a PPOR + IPs or just on IPs? NO

    NSW
    Landtax threadhold for PPOR: $1,680K
Landtax threadhold for IPs : $261K

There are different rules for each state so better to check it out.

    Regards

    Hi All,

I went to a Lady Club meeting this morning. There, we had 1 minute silence at 11 am – It’s Remembrance Day – and I thought of Bill and his 2004 project. He wrote in another thread that : “I am doing a fund raising Motor Bike Ride in 2004 from Hanoi to Binh Ba… a Battle ground ..June 6th 1969 – the trip. 2,500 km in total. Need a committee to help me with fund raising….. World Vision Australia have given me 2 Projects that the Aussie Govt. will match $3 for each $1 I raise…..HELP …My idea is to get schools/kids in Aussie to sponsor.Would like to raise US$100k. Any help appreciated.”.

I haven’t asked Bill for any of his advice because I think I already owe him something and I don’t want to owe people too much. I believe happiness comes from givings. In June 1969 the government sent him from this peaceful country to the war zone in VN, at the same time they took me here from there to educate me. Sometimes life is not fair, is it? I am touched when I know what he tries to do. Bill has already accepted my offer as the “No 1 sponsor”, 10c for each km = $250. (money from selling my IP recently [:)]). I will try to do whatever I can to support his project. He needs much more help and the more is the better.

Can you help with idea or do fund raising or sponsor Bill’s project?

    Regards

    Huey

PS: Sorry Steve for raising this matter here. I don’t know wherelse [:P]

Nope! but it’s close … and interesting to read. I just love babies and can’t let them cry more than a minute. All my children used to go to bed the same time with me when they were young, around 11 pm. I had to sneek out after they fell asleep. Now my grandkids can’t sleep when they come to our house. Thanks Arty, now I have to find someone who can read the instruction and do it for me. I know lots about Mainframe computers but not PCs & know how to replace tiles but not video cards. Do you want to volunteer? I will cook for you, Pinky, your kids, dog, cat & rat.

    Cheers

    Hi All,

$Futures already has 1 IP. He just builds up his wealth when he can find another good one. By planning well & safe he can have great time with his children at the same time with investing. There are many good ideas from Peter, Sunshine, Westen … that I also learn from & appreciate.

I just picked that number 15 from a pine tree! I love the tall pine trees behind my house. What I mean is anyone starts now it will take much longer than 3 years to build up a good portfolio. It would be different if we started a few years ago. In this current market we are facing 2 big hurdles : (1) prices are too high, (2) we are all doing the same thing & Steve keeps reminding us in his motto ”Remember that success comes from doing things differently”. Of course there are still some good properties out there but it’s harder to find & requires much more time. With interest rate is on the way up there are more worries if we borrow a bit too much….. all of that & a long day at work I wonder how much time we have left for our family. If we determine to do so and ride through the hard time it’s fine but if we want to nurture our children and see them grow we should be careful and plan well.

If you plan to have 130 IPs, when you have 130 IPs will you stop and will you be happy? I see around me many people can not stop work & enjoy life after they have what they used to dream to have and quite a few ended up as a millionaire with a terminal illness. So to me it’s important to define what we want in our life. We have 3 parts: ourselves, family (+ other people we know) & career. Happiness comes from a good balance of those 3. I made many mistakes before I realize this fact.

Peter’s post really makes me think. It makes sense. I’m the eldest of 10 children. We are so different but our personality can be mapped into different stages of my father’s life. I still try to figure out what, how & why. It’s funny that I want my children to be strong but I over protect them & have to say – badly. I want them to have a good life but often tell there are other more important things in life than money. At least now I start talking to them about investing. It’s never too late.

    Cheers

    Sorry

I’ve got teased so I tease back. Those numbers mean nothing. I believe the older we are the wiser we become. I’m really a grandma but I often feel as young as my youngest child/grandchild. [:)]

In relation to what Bill observed in Cowra, 2 months ago agents claimed a 0.5% vacancy rate in Canberra. The last issue of API claims over 3% rate. I counted the number of ads columns. It has increased by around 30%, can’t be 6 times more. I think the earlier must be wrong.

    Hi Phil,

You wrote that Bill was 16 years older than you and 34 years ago you were 7. That makes you 41 this year and Bill 57 or 58 in VN (older than he claims he is ƒº). I didn¡¦t know he is that OLD. wow wow wow.

Bill claims that I¡¦m 63 that makes me 22 years older than you. It¡¦s not a bad estimate. Big brother must be wiser than you . If I had my first child at 14 I could be a grandma at 28 and great grandma at 42 and great great grandma at 56 and Huey would be a GREAT GREAT GREAT GRANDMA soon.

    Cheers

    Hi Arty,

Can you show me how to convert the monitor into a fish tank. I have 2 monitors at home just sitting there doing nothing while the screen of my laptop has thousand lines flashing cross. Can I hook the laptop to a monitor to make it useful?

    Thousands of thanks.

    Hi All,

Instead of installing new bathrooms & kitchen I put a compressed granite layer on top of the existing benches (Granite Transformations). I painted on top of laminate doors & tiles using Knight White undercoat & paint. I regrouted between tiles & painted the walls in light tinted white paint with 1 feature wall in a different colour in each room. I replaced basins/tapwares & cooktop/oven (trademan). I also painted mirror trims with a silver colour. On completion the rooms look as beautiful as photos in home decor magazines & cost only a fraction.

    Cheers

    Hi Glenn

Option 1: Too risky & possibly not enough money/equity to buy a place in Sydney. You are about to start a permanent job (congratulations) & I assume you will work fulltime. If you buy a country property far away from home you won’t have time to renovate.

Option 2 : It’s OK. You can have a go at renovating your parents’ house. It will increase the value of the house & makes them very happy.

I go for Option 2 but still prefer to see you to wait & save more before doing anything.

    Cheers

I don’t think the Government will abolish the $7K FHOG. Instead they will reintroduce the $14K FHOG or another form of assistance to the 1st home buyers. This will prevent the building industry from collapsing. Costello is well planned. He knows how to prevent a recession. Of course it will be a different story if Labor wins the next election. My 2c words.

    Hi Bill,

It’s bad to wish something like that. [B)] Of course you are old. May be a bit younger than grandma Huey.[:D] Am I right Phil? [^]

I used to think Steve was a very very old man because of the way he wrote. I was shocked to see him on TV.

    Great tips Mimi. Thanks.

My hat off to Paul. How could you do that massive renovation with only $23K? How many days (ave. 8 hr/day) did it take you to complete it? Did you use any trademan at all? If I have to do the same it would cost me close to $100K. [:D]

Glenn, be careful, especially you use your parent’s equity to invest. You have to sell more than buying cost (the purchase price + Stamp duties + Bank/Solicitor fees) + renovation costs + selling cost(agent fees + Bank/Solicitor fees). Tt’s not as easy now to make money in doing this as 1, 2 year ago. There are also many pitfalls as well.

Something good for you to read :

    Hi Bill,

I often help people directly to make sure they get it and get 100%. I’m not good in organising things.

Can you arrange for donations to be tax-deductible ? It’s easier to raise money. Get school kids to sponsor is a good idea. You can also approach VN religion groups in each city to help out. This forum can sponsor you as well. We are all rich in money or in heart. Can I be the lucky 1st to sponsor you? How about 10c/km from me?

I just saw an ad for an apartment identical to the one I sold recently, in the same building, at the same position, 2 floor up. The asking price is $180K more than what I sold for. [:O]

    Hi Sooshie,

That’s is an old custom from SouthEast Asia, countries like China, Vietnam. My mother was restricted for a month. The carers put a coal fire tray under her bed. They shut all windows & curtains. She got cleaned up with wet towels. She was restricted in what to eat/drink as well. They believed in doing so my mother would keep her strength into her old age. I’m not sure if this works or not. I just know that my mum is much stronger than me. She still swims 20 laps & walks over 1 hour everyday. I can’t even swim & lazy to walk!

    Regards

    Huey
