I have 2IP bought sight unseen. Australia is a big country & the expense of travelling can be prohibitive. My view is, you can do all the research in the world; at some point you have to decide if the deal has a cost you are prepared to wear if you are wrong!!
I will complete the due diligence stuff & if I can, will find a local 3rd party to perform my inspection. I am happy to pay for their time and provided they have no other interest in the property i.e. normally work for the RE. Can be a cheaper option. Normally I provide a checklist from the ‘buyer beware’ pack, & ask specific questions. I always ask for as many digital photos as I can get. Finally, if you still are uncertain with your answers, then pick up the phone & ask more specific questions from the RE.
Ultimately if the questions are not answered well enough, be prepared to toss the deal. There are plenty more out there equal if not better.
When we sold our family home recently, we had four families simply knock on the door and ask to see the property. [cap]
Our agents were OK, but had almost stopped showing the property. I enjoyed playing the R/E agent & showing them through. [buz2]
Each time I explained I was under contract & if interested they needed to contact the agent.
We had a lot of fun. One guy stepped into our home & immediately started to tell me what was wrong with it… them wanted to buy but without the agent (or him paying the agent fees). He left me his number & told me to call him first when I was out of contract..LOL..[angel]. Needless to say, his number went straight into the bin.
My point is if the family is serious about selling, they will not mind you asking to see their home & their home will be reasonably presentable. Don’t be scared to ask, but expect that you will still need to go through the agent.
Personally I prefer not having an agent with me during an inspection. I prefer to make my own mind up about things.

You will find more than enough help at this discussion board, but you need to be a bit more specific. Try with a little more detail… and you could try asking more specific questions.
Good security is always a combination of physical (barriers) & monitoring (vigilance).
All situations should be carefully assessed but usually a combination of ‘some of each’ ends up getting the best results.

Generally I agree with all views expressed, as those suggestions are all added security deterrents. You will most likely find an alarm the cheapest option when you consider them all. It’s tax deductible too.

They do not do PM but help with ours and we give them a basket of wine and biscuts every so often.

For what its worth I’ve worked in security consultant areas for more than 10 years.
I am extremely -ve about homes adjoining parks, due to Burglary. [satan]
There is mostly more work involved removing graffiti & related trash left behind outside your fence. More attention needs to be given to doing security right. More careful lighting is usually helpful too. All the same it means more $ & work required.[whip]
Adjoining a laneway is even worse.
Having said that some areas are quite OK & as stated earlier look for graffiti, state of neighborhood, talk to locals, etc. Yours might be OK.
