    If one purchased a well located -ve IP for $500K
    and expect it to grow by 10% pa ($50K) but it cost you $12K pa to hold then you would still be up by about $38K pa.

    Furthermore, if you have interest only loans, they effectively never terminate and one is thus paying 4% every year on the full loan amount for the rest of time to a broker for the mere pleasure of introducing your business to a lender.
