I prefer to pay of the loan, but that's just me. i don't like the idea of pending loans, I'd rather have it out of the way.

I agree with Santh's advice. In black and white, submit your offer with solid market research that clearly shows them that what you are offering is more than reasonable and to their advantage. If they don't cave, you may want to rethink if that house/property is really worth spending those extra dollars.

My first buy was an established home. Adding value to an established home generates income and that income is what you can eventually use to build your ideal home. It worked for me, I hope things work out for you.

I absolutely agree with DWolfe's advice. Work smarter, not harder. If by changing agents you can save considerable money and time in the future, the difference or increase in price may be worth it.
