Looking for a couple of IPs in the 200-400k range mainly in growth suburbs spurred on by affordability for first home buyers (hopefully) in major capitals as one part of strategy, but also looking to mix this in with some higher yields in regional centres to offset cash flow shortfalls.
Local (Vic) market isn’t ringing my bell, so looking to cast net wider.
I agree Nigel – research on the ground best, but time availability is an issue as this investing lark is very part time for me. Well organized and targeted visits ideal, but wondering about offering (conditionally) sight unseen and then refining on acceptance of a few offers and subsequent visit. Does this actually work?
Hi josh, great blog (lots to read!). Gladstone has come off the boil, with some properties shedding 20% in the past month or two and vacancy rates doubling (to near 4%) as the workers head out to the island accom. It looks like it will still be under supplied however in the medium term. With heavy discounting there may be opportunity to realize a bargain or two still for the new to town investor. Thoughts? Your latest blog on topics seems to be mid 2012 (that I can find at least) – any recent updates?

How about if I sold the existing house then build a unit at rear to hold?. . The numbers work better with this arrangement. Is there a ccgt consequence for this approach assuming that I sell the front house at a similar or slightly less price then the entire block purchase price?

Thanks Ashley, will do later this week. Quick query – can I proceed with and get a subdivision approved with existing structures (shed/carport) imposing on new title boundaries? I would like to proceed with the process and attain approval from cogg but leave tenants peacefully alone – with the intention of pulling sheds down and fencing off new title later when I either sell the land or develop it.
I prefer Intrest only on IPs because you have the flexibility on cash flow. There’s nothing stopping you from paying the principal amount if you have the cash flow to support it.
Hi Ash, was just about to post my very first query on the forum about how to kick off the process of splitting the block on an IP but luckily checked your post which answered all of my questions. Thanks! Do you have experience with doing these in Geelong and do you service the Geelong region? 800+m2 block with IP house in front corner, large side driveway, 500m2 backyard – sewer, power, water all seem to be located in good positions on/around the block.
