    I would seek advice from another solisitor and/ or the local council immediately.

    Picked up quite a bit of CGs so I’m lookimg for as many deduction as possible within my cash flow limits. I hope to pay BC and rates for notices that I have received plus a bit of interest.

    Agreed they are great life saving devices.

    However, the hard wired ones can give maintenance problems. I replaced 4 last year in Qld units. Their cost including labour was about $120 $150 each and some properties have two.

    Ensure you factor in replacement costs.

    Building yourown home could save on Stamp Duty.

    You get to choose all the fittings, colours etc.

    As stated previously, there will be lots of things to do after the house is complete…fences, paths ,gardens, turf, sprinkler system, garden lighting, clothes line, Tv antenna just to mention a few. This is very time consuming and the costs do mount up.

    You mentioned that you perfer not a big house, then plan/ position the house so that extra rooms can be added in the future if required.

    Make use of the First Home Owners Grant if u qualify.

    Girlfriend…Perhaps u both could buy a duplex side by side, each gettimg the FHOG, share with room renters.????????

    If the PM was negligent, wouldn.t there be some form of insurance held by the estate agent or the REI to cover their mistate / error?

    We are always learning.

    Depends on what u want to do. If u are happy paying rent then keep renting. They must give some notice to vacate, I think it’s a month in Qld, or if u have a lease they can’t kick u out.

    I would not contemplate buying just because the owner wants to sell…I would buy if it’s a bargain.

    The market in Qld has slowed alot, therefore it would be highly unlikely that it would sell quickly.

    Also the $450 repayment per week appears very a bit steep.

    Perhaps u could provide more info so that others can offer better responses.

    Hi Bill,

    In the process on doing dual occs. Havn’t done what your proposing but it sounds good. Cheap houses etc but I would check with your local to see if Ok. Good luck.

    Hi Lachlan,

    Not sure I understand what u are after. If u need someone to checkout your property and advise what u should do to make it more appealing to a potential buyer,I would suggest your selling estate agent should be able to help.

    If u need a handyperson to do the physical stuff I know of a good one in Bris. Pm me for details.

    In Vic u could go to http://www.vic.gov.au where you’ll find the info to work it out accurately. For other states do a search…land tax NSW etc.

    If u sell the current IP for say $280 K less selling costs say 10K, and the mortgage is $185K then u would have approx $85K. From this the bank may want u pay down the PPOR loan to 80% LVR. They may want at least $41K leaving u $44K for the purchase of IP no.2.

    However, u need the sale of IP no.1 to happen before u could proceed with purchase of IP no.2.
    I had a similar situation awhile back so I explained it to my banker (BOM). They gave me the loan without MI on the condition I sell the other propery and paydown part of other loans to keep under the 80%.

    If the problem of “tennantless for awhile” is due to utilities charges then I would think that every user needs to pay for their usage. Have u investiagted the cost of separate meters? Not sure if we are talking elec, gas or water, all’ or a combination. Perhaps u could talk to local property managers.

    Kids are great assistance when doing inspections.

    They are honest and will not doubt tell you whats cool and what’s not.(an honest appraisal)

    Treat inspections as a game, how many bed room, bath rooms, etc with some nice healthy prizes or Maccas.

    You parents have 3 fully paid properties……….Sounds like they could give you and us some tips.
