    Hi All,

    Just goes to show that you must check out your team before you engage them. I guess that there will allways be some horrors in all professions.

    I have had two bad experiences with solicitors in Brisbane.could it be the hot climate up there!!!!

    Hi

    This is slightly off the track. I bought a franchise business 9 years ago.I did my due dillagance and was prepared to pay the asking price.

    I sought advice from an accountant recommended by a friend.The accountant convinced me that I would be paying a bit too much ($25K) and he also pointed out some industry insights that I would have learned over many years.

    See a good accountant and they should be able to advise on price and the risks,and perhaps finance, good luck.

    Hi All,

    For those who have been investing this way could you give some idea on how many weeks per year you collect rent (Uni students have many weeks off per year) and how do you manage this.

    I would go the the local council and find out their requirements. If it all seem too difficult then employ someone.

    Your question was:

    Is it possible to get a loan in joint names and then buy the property in the name of the spouse with the lowest income?

    I have helped my son out getting loans with Westpac. The loans were in both names and the title was in my sons name. He declares all income and all deductions.

    Talk to your lender and your accountant.

    Great to see young folks wanting to learn how to get ahead financially.

    My advice is:

    Now that u have a full time job, save save save. U should be used to this having been a student for a few years.

    Deposit your savings into a high yielding account.

    Work out how long it will take to save the deposit required (possibly $20K _$30K for a entry level house.

    Learn as much as possible about property investing.

    Finish reading Rich Dad poor Dad, and read property investing books, or anything to increase your investing knowledge.

    Buy a property using the FHOG.

    I use a PT unlisted with a very large company for our Super fund. Returns have been 9% paid quarterly for the last three years. Good return.

    Hi Marty,

    I would ring a few agents and enquire on rentals.
    This will give you some idea on the no. of properties available, rents, how the PM treats their tennants etc.

    Also, do a search on the various web sites for rentals in the area.

    In regards to sacking your PM, I think u can do this at any time, but check with the NSW real estate assoc.

    If things are tough then perhaps u could offer something for free (weeks rent, white goods, carport, $ for a garden, etc.)

    Not sure if it’s been mentioned yet.

    Don’t have tennants in the property because:

    The work will take alot longer.

    Daily clean ups will take extra time.

    Limited storage space for tradies tools and materials.

    A lot of wasted time doing “temporary fixers” just to keep the tennants happy.[cap]

    Use a colour consultant from one of the big suppliers i.e. Bristol in Melbourne (cost $75 plus discount off the paints)

    I guess you’ll be a lot wiser this time.

    I think you are on track with:

    I am gathering as much info as I can (this time). I was after some feedback on the Vic markets, as we like the thought of the Geelong region.(We live close to this area) Is now a good time ? Are these types of propertys possible to find at present ?

    Hi

    I have several loans with Westpac and I have been with them for many years. I have a manager at Professional and EXecutive. When I have a deal I give him a call to get an indication.very quick. Also I have managed to get loans for my son who no douct would not have been given a loan due to his financial situation (at uni). Most loans are crossed cat.but this does not botter me, it means more docs to sign every time I need a loan.

    Also, I am a westpac shareholder. Discount of point six percent of all loans plus some reduction of other fees.

    Idon/t work for Westpac.

    On a capitol loss it stays as a carried forward on your tax return until offset against a gain.
