Picked up quite a bit of CGs so I’m lookimg for as many deduction as possible within my cash flow limits. I hope to pay BC and rates for notices that I have received plus a bit of interest.

Agreed they are great life saving devices.
However, the hard wired ones can give maintenance problems. I replaced 4 last year in Qld units. Their cost including labour was about $120 $150 each and some properties have two.
Ensure you factor in replacement costs.

Building yourown home could save on Stamp Duty.
You get to choose all the fittings, colours etc.

If the PM was negligent, wouldn.t there be some form of insurance held by the estate agent or the REI to cover their mistate / error?

Depends on what u want to do. If u are happy paying rent then keep renting. They must give some notice to vacate, I think it’s a month in Qld, or if u have a lease they can’t kick u out.
I would not contemplate buying just because the owner wants to sell…I would buy if it’s a bargain.

Not sure I understand what u are after. If u need someone to checkout your property and advise what u should do to make it more appealing to a potential buyer,I would suggest your selling estate agent should be able to help.

In Vic u could go to http://www.vic.gov.au where you’ll find the info to work it out accurately. For other states do a search…land tax NSW etc.

If the problem of “tennantless for awhile” is due to utilities charges then I would think that every user needs to pay for their usage. Have u investiagted the cost of separate meters? Not sure if we are talking elec, gas or water, all’ or a combination. Perhaps u could talk to local property managers.

Kids are great assistance when doing inspections.
They are honest and will not doubt tell you whats cool and what’s not.(an honest appraisal)
Treat inspections as a game, how many bed room, bath rooms, etc with some nice healthy prizes or Maccas.
