I saw a property advertised for $680+, offered $650. The agent then changed his advertisement to $650+ on the net. Later, I bought it for $640. Don’t be missled by the advertised price. Put your offer based on what you think its worth then you can’t be too wrong.

I do not have the finer detail of Ed’s property investor trust. But I think it is a unit trust with its units being owned by another hybid trust, so to minimise land tax in NSW and to achieve asset protection. In fact it is safer for the bank to safe keep it (ie mortgage it) then to keep it yourself. Is your IP1 used to be your PPOR? If it was the case, can you sell it and still avoid paying CGT?
