    I agree too – [:)] – if you are not interested in the general ideas promoted on the website, find one that suits you better and contribute to it! Always happy for differing opinions but please lets keep it a friendly site to visit. HG

    is it easy to get new tenants in the area? If so I would consider getting new ones when their lease expires. However it might just be settling in problems and they will work out fine – have they paid their rent on time, are they looking after the place? If not maybe you should get your rental manager to look for some new ones for you. HG

    Welcome back to the best place on earth. Thought you might be lonely so my hubby Tommy is arriving on thurs arvo in Perth to keep you company!! Only joking he’s off to Freo for a family wedding and i’m stuck over here for 10 days on my own. Good luck with the job hunting. HG

    Steve, I just wanted to say how I enjoyed reading the book, and your adventure to find the properties you bought. It is sad to see the negative posts, but I believe these people will leave and those of us who stay on will only benefit from the advice kindly shared by so many people who post regularly to the site. It has taken me many hours of research to find those elusive deals but I have found them,and with your valuable information from the book fine tuning my research skills – and hoping to secure my first +ve property deal by Thurs. Success is sweeter when you put in the hard yards yourself. HG

    we just decided to get together at a pub for drinks and a spot of dinner to meet each other and have a chat. All are welcome, and as quite a few are coming and a few others have said they would like to attend the next one the I guess it might become a more regular get together.     Hi Arty, I have found a couple – one commercial and one a retirement village that I didn’t proceed with. And have just found a house which i’m investigating that is for sale at 98,000 renting for 220 pw, its taken me 4 months of searching to find them, so don’t give up. [;)] HG

    was it the one on Ocean Drive, looked at that one myself, its rented now. Rentals usually go pretty fast in summer, less so in winter. Saying that I bought in late 99, first tenant moved in in jan 2000, have had 7 days vacant with 3 tenants in that time, pretty good. However, my sister has just bought 3 places and she was asking too high a rent for older places (coming from a syd market she had to adjust her expectations down a little) they are all now occupied so she is happy. Transit Hill is a nice spot, my house is in the Major Innes estate. By the way it was perfect at Cathis on the weekend, fishing walking on the beach etc etc, wish I could retire there now!![:)] HG

    about 25 mins drive from Newcastle, residential prices have been on the move in the area for last 12 months. HG

    Young does have its problems – mainly kids on the st at night being hoons and damaging property. Do your research very carefully, before you buy talk to the neighbours and screen the tenants very carefully, check out where the housing commission or missons are in proximity to where you buy. But all this said every town has its problems, and nice streets with great people living in them. HG

    ok – thats Geoff and Simon and Me – the other half’s coming? Will book a table as suggested – you can’t miss me – i’m the one with the right arm in plaster – so the other half will be there on slave duty – drive, open the doors cut up my food, get me a drink etc etc!!!! 5 WEEKS TO GO AND BOY IS IT ITCHY[}:)] – HG
