    You know Amanda, I see you guys as having a great team.
    When you were down your husband / partner / team member reached down and pulled you up out of a hole.
    Anyone can be negative and make matters worse. It takes someone special to cut through the static, remain focused on the end goal, supporting the team to keep the moral high during tough times.
    Anyone can perform when things are easy. The real professionals, the heros, when they get knocked down, they get back up, dust themselves off, and make things work.
    Go give your husband a big hug because you never know when you are going to need that support again.

    Hmm, I wonder what the figure is in real terms as I’m sure there are a lot more houses now than in 2004. I’m also sure that there are a lot more people with loans today just through the simple fact that the population grows. (ie what is it in percentage terms?)

    Perhaps the news is not good but I certainly don’t think that the reporters who write this stuff are as good at property investing and finding a deal that shines as they are at making stories shine.

    Perhaps the figures they report don’t take in to account all the economic factors????

    Thanks Derek,

    We have a broker who has pulled out all stops for us more than once. As an ex-Bank Manager he’s good at making ‘Bank’ problems go away too. However, he does not personally own investment property and doesn’t quite get the importance of having properties as ‘stand alone’ in order to remain flexible, whilst reducing risk.

    We suspected that Financial Advisers strongly pro-property would be slim, but thought this might be a great venue to find one.

    Suspect we should be looking at a complete restructure. ie: perhaps trusts.

    Hi Dan,

    Internet is great in helping you to select an area. However to find the ‘deals’ there’s no short cut to actually doing the leg work, contacting agents and being the first to find a motivated seller. Like Steve says ‘you’re looking for problems’. These problems may be in the form of divorce settlements, deceased sales, or just someone who needs the cash for something else. It might even be as simple as finding a property that needs a quick lick of paint, some gardening and a tidy up – then get it revalued, and raise the rent to market value.
    Finally the 11 second rule applies to what you pay for it, not what the asking price is!
