    One of my staff recently needed to take a lot of time off work to look for a new place to live. Her problem was the times that places were open for inspection. Have you thought of opening the apartment for a longer period, maybe sitting in there yourself over a weekend?

    Why not engage the Melbourne accountant if he impresses you? You can communicate by mail and e mail and phone.

    I sound like a broken record on these forums. Yeronga is a beautiful suburb, my first home was there and loved it, but make sure you check the Brisbane City council flood maps before proceeding. It is basically a big flood plain with few high points.

    Live in beautiful country, lovely roof over head, eat good food, drink good wine and clean water, don’t exercise enough, getting fat, watch bad TV, grumble a bit, stop grumbling, remember that I am luckier than 99.9% of the world’s population, forget this again when somebody parks across 2 spaces in the car park useless *****!!! oops remember this is a first world problem how lucky am I ?? Must not use bad language. Yes but my bung knee is really sore, yes but I have grilled scallops with rocket for dinner yum yum it doesn’t get much better than this so anyway I stop and count my blessings go on investor forum ramble on, chat to strangers, write birthday card for good friend, check work e mails, stop working, must stop smell roses, but love job, great people, nice company busy busy. Plan holiday – first cruise ever – holiday with 2000 other people how bizarre? Plan retirement too hard plenty of money as long as don’t live too long oh yum dessert too lemon delicious!

    I have had business dealings with this group (not real estate related) and find them ethical to deal with and no issues with payment etc. Hope this assists your decision.

    Just a random thought, but are you allowing for GST in your % calculations?

    In Brisbane there is a company called 'Marks in your bath' see what they do, maybe you can replicate or copy?

    I meant – do I continue to buy property in the geographical area I  know well, or do I diversify by buying in other parts of Australia / the world.

    Invest in the area I know versus the unknown  (diversify or keep all the 'eggs in one basket'). That's a big one.

    In the Bowen Basin and the Surat the modular camps are opening every week. The employees like them and so does Big Mining. Tread carefully.

    Don't beat yourself up, plenty of people get caught by these slick professionals. Credit to you for working it out early. Now get yourself a lawyer to get you out of the contract and learn from your mistake.

    Before we bought our home we saw a great place but decided to look around a bit further. Should have bought it as it was a great deal, realized once we saw what else was out there!

    The Golden Circle cannery at Northgate is probably going to be sold off for development in the near future, maybe worth looking in that vicinity?

    You could subscribe to the public trustee site if you are after that type of property. Often the heirs of deceased estates go to auction so there is no argument over the price, whether that makes the property cheaper I couldn't say.
