    1. If there is a 5 yr lease in place, the CIP should be sold as a “going concern”, and hence the asking price should be 169K only…no GST applicable.

    Dazzling,
Can you expand on the above please?
Why is GST not applicable for a “Going Concern”?

It always staggers me that this sort of discussion has to occur. With all our self congratulations on being a harmoneous and understanding society, people still believe what they want to believe.
Steve does not need me to stand up for him – he is quite capable of doing that himself, and has done so on many occasions admirably. I don’t know him personnally, only through the material and information that is publically available, but I will say that he does not need to do what he is doing. My reading is that his one desire is to help others to reach towards their potential and to see them succeed.
I feel sorry for those who feel so threatened by that and can only justify their position chopping down others, but I am so thankful for the wonderful opportunity that I have been given. It is through Steve’s efforts that that opportunity has come to me. The outcome is my responsibility.

One sure thing in this life is change. So for sure, even though +cf props are hard to find at present, there will be other things happening, and when things change back, those already into property will be the one’s who spot the good deals – don’t you think?

    Psche,
I think it was Jones, in Dad’s Army, who said “Don’t Panic” You are on your way now. Lot’s of advice here for you to filter through. I reckon take a step back, take the emotion out of it, recognise what you have learned that is new, and move on.

    G’Da JWT,
I don’t consider myself experienced, but from a starters perspective, a positive is a positive. If it gets the wheels rolling it is a good thing. The old story – it’s easier to turn a moving vehicle than one standing still. But I don’t like the given reason for cracking – being the current weather conditions. This may be a valid reason, but I would really want a more expert opinion on the matter. Remember, we will always have the weather! Next year it may be too wet!

    Skatz,
Why not negotiate with your proposed tenants to have a fence installed, with an appropriate increase in the rent. You have then increased the return on your investment to pay for an improvement that will be of lasting benifit to the property. Your neighbour will appreciate the fence, especially when you tell him that this will prevent all his vegies being dug up, and he should be required to go halves with you (normal council regs. where I live!).

Isn’t it true that you will only get what you pay for? So, you can spend money for the information you want from a single source, or you can spend time gathering the precise you require from a variety of sites. Either way, it will cost you something.
