Sparx,Surely it's because the bloke who rents is prepared to pay more for a place with built-in than he is if he has to go out and buy wardrobes, or lug wardrobes around with him every time he moves house. Aesthetics is great, but you got to find someone to pay! Or am I missing something here?Harley.

I like the giant cubby house, (I should have grown out of that 50 years ago, so don’t tell anyone). Maybe I can combine a few uses.

Not sure how far your advanced with your property investing, but I would recommend that, whatever you do, be prepared to take your time over it. I find that the more I know the more I realise that I don’t know. But this site is a great place to start finding out.

Letting ot a brand new or newly renovated house is like driving a new car out of the showroom. The moment this happens the value drops by $$k. If you can avoid doing, and sell as a newly renovated house before occupancy, then you will be better off.

I suggest that you measure up the areas that you have, price the materials, then calculate the rate at which a tradesman can work. A helpful source for this would be a book called “Flipping Properties” by Bronchick and Dhalstrom (page 111). Use a labour rate that reflects the cost of hiring the tradesman to come up with a total cost.Harley

There must also be a “Lesson Learnt” re Due Dilligence surely!
If the vendor said that this person is such a wonderful tenant then he needs to be able to demonstrate that fact.
What questions could you have asked the vendor that would have shown you how good the tenant is?

It might depend on where you are, but Comm Title is cheaper to do than Torrens, and requrements for provision of services can be different. EG CT you can have a single and common services connection which is then split within the property. TT must have own individual service connections to each property.

Why would a builder bother to put his name and reputation at risk in this way?
Why would you bother to try and do a jo that a tradesman can do so much better and more quickly (I’m making some assumptions here- but if you have not got a licence then ” Why is that so?”)
