    As Steve has pointed out in his latest update, there are many many opportunities to find CF+ AT THE MOMENT. For how long? Who knows, but heed the caution…..a CF+ property at such low rates will be CF- very quickly as the rates rise….

    kr1982, congrats on taking the first steps. If you have read a few books, you should know that “your team” will be very basic as you get started, but as you pick up more and more IPs, you will create a “team”.

    Next step: Keep reading until you find the guts to jump in….then……jump in. The sooner the better.

    This lender sounds pretty hopeless. Try a mortgage broker, or threaten the bank that you’ll refinance all your loans, that will put a bit of fire under their butts…

    I keep getting asked this question…so here would be my typical day:

    1. Wake up around 8.00am…mozy on down to my local gym/pool and do a hour/1.5hr session…
    2. Get home around 10ish, have breky and check my shares..
    3. Do a bit of gardening, go for a swim in my pool, or go and get a massage, depending on how I feel that particular day.
    4. Lunch out with mates….
    5. Get on my Ducati and do a nice 2 hour ride in the afternoon, play with my future kids who I just picked up from private school (who I can finally really "afford"), coach little athletics, donate my time, etc.
    6. Prepare dinner, or eat out and go and watch a movie..
    7. Day's over….nice and cosy…

    repeat times 1,000,000 OR…take a trip now and again…Tasmania, New Zealand, Europe occasionally, Bali, list goes on…this is my ideal…

    If this is true, and it seems to be, I will be very happy in a few years when my block is developed in Tassie… It will have views towards the town of New Norfolk and as a big draw card, views down to the Dervent River and mountains in the background…sweeet…..  Probably could be looked at as the "green-change" view, not as much of a premium as sea/city views though…

    Hughenden "seems" like a place that is on the way up…the bottom of the market has risen from 50K to roughly 80-90K….when I see bottom end growth like that, I see potential…

    Plus everything you need is there…

    Hello….here is what I figure….

    You can borrow up to 80% LVR, being 80K. I am going to assume you can source 95% finance…so lets look at a 300K house…you will need 15K deposit, + lets say another 15K for MI and costs. In reality, your first lot of 15K is "transfered", therefore it still remains equity of sorts that a bank will look at as deposit (assuming you're going with the right bank). Even if they don't, you can then use the remained of your 80% LVR to finance number 2, same process, perhaps even get around paying MI…remember, that there are always acquisition and disposal costs, its a fact of life, and unfortunately, a bit of MI will hurt now, until a few months when its regained in CG, and it is tax deductible….something to think about…hope this explains it…note: this is for information only, not advice…

    With 100K equity, I would use it twice to acquire two more IPs…use equity to buy, and the use the reduced new equity to buy again…somewhere semi-rural, it seems to be the craze right now…I call it the pseudo-tree change… Make sure youare comfortable with your cf.

    OK, back to the initial post…welcome blah blah blah have a good time blah blah blah and so on …first and foremost, as your first post in a "property investing forum" I think the question is a bit loaded…

    Anyway, you forgot to think about rental income, as well as using the CG to buy another property, depreciation  etc…

    Hello Mick..I think you will find something for 900K…..however, if I were you, I would definitely consider something along the train line, because 900K will get you a VERY VERY GOOD PLACE in the burbs….whenever I had to go to the CBD, I always "train" it..parking is getting ridiculous…just an idea…

    I really think you almost need to go rural for cf+….OR, add grany flats etc. to an existing residence for extra rental income…good luck with it though…I like Hughenden as a "possible" cf+ area.

    Cohort is another word for a group of students in a particular year level..so this year the year 12s will be the 2007 "cohort" of graduates.

    Yeah, exactly, listing are on there for ages…..not many under contract, has this small bubble we've been enjoying finally burst???
