    Thank you Redwing for your comments.

    Last year, I had a short chat with Metro Concept in Osb. Park and he said that it would take up to between 9 mths to 1 year to complete the two 4x2s. Total cost 250K, fully built.

    Do you think it’s best to wait a bit longer to see what’s going on before either sell up the block or start building ?

    I have a duplex block in Embleton and am looking to build two 4x2s. I think I might be over capitalised, if start building ?[8)]

    Would someone in this “WA Investors” group please point me the right way or share his/her comments in regarding to building houses ? Rental wise or sale after built ?

    I am sorry to be totally off the topic here.[:(!]

    I was last at St Pat’s in 1982, now living in Perth. Does St Pat’s do any reunion stuff that you know of ?

    I drove past the college once in a while, on my way up north fishing but never have the guts to come in. It would be good to catch up with old friends and reminisce….[:)]

    It’s best to come along to the inspection and inspect the property for yourself, once in a while.

    I read the previous report and then went to inspect the property along with my property manager and I found there were a lot of things that were not reported. Little things that could have been done to make your tenants happy to keep on renting or make the tenants keeping the property in a better shape.

    In case of distance and the troubles to get there, you can claim all of it on tax ie. travel, accommodation, etc. It’s just like having a weekend away, fully paid.

    Spending a couple of hours to inspect the houses, get to know your tenants (may be), a better rapport with your property manager(s) and the rest of the time fishing or site see-ing. It’s great for you and it’s great for the whole family.

    I saw an ad for free blocks of land, ready to build, in Bruce Rock, a couple of months ago.

    I saw a house, old but liveable, on a 1000 square metres advertised for 5K in Kondinin, 2 weeks ago. The timber alone in the house would be worth at least 4K.

    There is an investor group that does wraps for houses if you are heading to Kambalda or Boulder. Most houses are under 100K.

    So if you are interested, they are definitely out there.

    I started reading this book 5 years ago; didn’t read it cover to cover, just skim thru sections of it while sitting in the dunny.

    Back then -ve gearing was the hype, and since we had paid off our house so we decided to puchase an IP. This book gave us the courage to purchase our first one and especially the do and don’t of purchasing an IP in the book was very helpful.

    I did not have a chance to read the newer edition of this book but a friend of mine did and he really recommended it.

    So may be if you get the newer edition then it would be more applicable to today’s terms. Also, this new book include excel spreadsheats, I’ve been told, that are very helpful in calculating rents, total cost outlay, etc.

    Hope you like the new book like my friend does.

    Hi all,

    I would love to meet everyone, say over coffee in Joondalup or Hillary marina..

    This would give us an opportunity to meet everyone and share our ideas. My investments are mainly Bayswater area and would like to broaden my investment base as it is “Too many eggs in one basket” in my case.

    It would be great if either Tracey or David to coordinate this.

    I am not familiar with areas South of the river[:(] but as for North and East[:P], try these:

    – Armadale, Kelmscott, Thornlie
    – Lockridge, Beechboro, Midland
    – Koondoola, Balga

    With these property ranges from 90 to 140K, rental ~$140-150/w and vacancy rate is less than 4%, you can practically start +ve gearing already if you can find the right ones.[;)]
