    I agree and as a business man I agree with all the post here I have already said that I don’t agree with everything this right or stands for but It is his site and has right to a little respect and as in business respect is what organises deals without it you are not going anywhere.
    And even thou it does make interesting read in some case the last lot was just dribble so don’t worry to much there are over 2 billion people in this world so there is always going to be the odd nutter who pops up now and again.
    I a trainer and an investor and still I learn from different people on this board.
    learning in a type of evolution just some of us are in front and some are behind in the case of the nutter long way behind.

    Great post one minor thing don’t look at area that are doing well look at areas that will do well in the future and there are alot out there.
    and try to get to know the area you are looking at investing in.
    Try its hard to be infront of the pack I told Roy to watch darwin and seems to be warming now.
    won’t tell the next as its within my area so once I’ve secured then will give the heads up.
    hunt and you will find.

    not sure if we are all clueless i’m not.
    first did asolicitor look at the contract.
    second he’s not the owner until settlement you have alean on the property to the extent of your deposit and your solicitor should be able to explain this to the builder.
    third it depends on the contract of sale as to stamp dtuy and how you organised the purchase.
    and fourth and last try to work with builders that are going to work with you this may leave a bad taste (but I am part of a building group and I’m the boss)and all builders are not the same.
    once comeplete and if your solicitor has done his/her job it will be mark the rest to training (not sure if you can claim that check with your accountant I hope you have one)

    any protection is good protection.
    may work or may not.
    you would need a trust and an accountant/solicitor to draw it up.
    you should draw up a binding financial agreement with a solicitor so if any thing does go wromg with any deals and for financial reasons a binding finacial agreement can in some cases keep the guys with the wigs off your personal items Ie your house

    You either arn’t in sydney or you missed the sydney meeting on sunday and I explained my Time line ( even down to the 50 year old and explained what I will buy and manage my funds) so for those who were there and didn’t understand why I have such a tight time line this was the reason and it is nearly exact as you have asked.
    you must organise a self funded super fund and it must be a conforming unit.
    I look out side the norm I would be interested how you have worked this out or have you read or had it organised.
    I have had mine in place for approx 8 years and structured to suit.
    And I have structured it to suit my requirements.

    women are very funning things and as far as I’m of the understanding and it hasn’t changed they can purchase in either or name as my wife does and they can keep an investment either or name because you have married does not relinguish the use of your maiden name so again the trust could be still active in her name alone and if later divorced the other half would have a hard time getting access to any of its property or income.
    maybe linar can shead some light but I think i’m right.

    what state are you in.
    In NSW renovation can be done on home owner buiding license duplex you need to go to tafe and unit development full builder license or you can as I do get a builder or two to work with you and split the company in two shares. and then you don’t need any license to develop anything.

    asking this question tells me you are a not using an accountant and b you are not using a broker. and c you have not setup a structure for your investments.
    all of the above need to happen and then yes you will see a portion of you expenditure and the amount is dependant on the above.
    I don’t give financial advice nor do I broker for external clients and I’m not an accountant but thats what is required.
    the cost will be less then the potential losses without setting it up correctly from the start

    I beg to differ I think it is you that has missed the point. I have read the posts and You should never look at only one side of a discussion nor should you think that some one else only looks at one side of this discusssion.I pass my opinion because it is my opinion and maybe if you read the posts you to would understand that i stand by my original post here nobody is forcing you to go pay or anything else I am not sure as toni posted in the opinionated section what this axe grinding is expected to achieve.
    I am interested to keep reading and it does make interested reading with my scotch but not sure what the purposes is
    I am sure that all the anti post won’t be at the mentoring programme( I will say I won’t be there)
    let the people who wish to be there and there seems to be many get the assistance that they think they will get and for you go and find a ip and start investing and worrying about that.
    oh and the last but not least I don’t like to be told I’m wrong when I think I’m right.

    Also can you give me your account number to put the funds in with your account name and if possible your access code just incase I put to much in and I need to with draw the excess amount.

    I did have a look at that site that nat r recommended but the rats are a little high even for me they are charging 5% a month for basic cash or they call them cavet loans I currently get 2% per month. as for the inference that this is not for a friend at the end of the day friend, foe, relative or client the question is can you help and if you can then do so as you may need help yourself one day for a friend, foe, relative, or client. as the bottom says here to help

    I like the idea with the data projector as its easier then a white board.
    also any questions in advance can be answered with power points to explain.
    If required I have no problem in somebody else wants to take the stage and explain there systems.

    I must admit that I have a look at all sections and if the item is worth giving my opinion I do.
    I think that there seems to me to be alot of people all of a sudden who wish to keep knocking this web site or the people who run it my answer to this is the same as my answer to censorship on tv, if you don’t like it don’t buy it if you don’t like what you see turn it off.
    Thats my opinion for what its worth.

    hi all
    I’m building a couple of duplex in harrington waters NSW house, vacant(me), house, vacant(me), house and I dont pay any fences as they are payed for when the first buildings get occupation cert and the development has a clause that the house must be complete at occupation.

    I enjoy the forum and use it to network with investors and as its open to all to have there say you get differing views.
    I must admit I am looking at investing from a different view point from steve but I take my hat off to him for putting this web site together and allowing us to have our say.
