    Nothings appeared.
    we have 42 days until settlement.
    not sure if in that time I will have an opponent.
    after say 55 days I may open up the field to non mentored investors and pit my return against yours and see

    as you know my reasearch is not as in depth as yours but I do very extencive reseach before I even look at an area.
    One interesting point how did you chose your mentor dr x and were did you find him or her.
    maybe a bit off the post but interested.

    this is from a ex guru or x it should be thanks for the confidance lift.
    I am sorry to say two thing first there are no guru as a guru told me once g stands for gee u stands for you r stands for are and u stands for you funny but true.
    second I would do my first development with abuilder on a small project why beacause then you to will make the mistakes and the strongest rose is the one that has to fight to survive you really only learn from your own or others mistakes and if you never make those mistakes you don’t know what to look out for.
    but let me answer your post as a developer you need your birth certificate to prove you are alive and that is it.
    you don’t even have to be 18 years old which you do to buy the property if you have consent of the owners to develop you can get a da or cc in and out of council you can organise a builder that has the correct licences and you can develop without any problem and if you come to some of the meeting here in sydney I will introduce you to my second eldest who is 16 and is currently doing this.
    and I am in the middle of organising a company and trust for him to do developing in his own right the end product will be held in the company/trust with any profit from his developments.
    have a chat with an accountant with regard to the structure you require or a trust person on this forum and good luck.

    give me vacancy rates in the this complex and the area,growth or potential growth for this type of unit in the area not typical growth it must be what town houses sold in that area for the last 12 months.
    rental term and what has been the rental term for the last 3 years,
    management fees, insurance fees, cost to re furnish.demographics for the area ie young, mid old aged and is it easy to rent to some one else.
    work these out and then if the above calcs out that you have a high growth product even if neg it still maybe a good buy depending on you personal position and check out with an accountant

    sorry but I don’t under stand the question.
    may be its me thats silly.
    but I am buying within the next two weeks and have just exchanged on a contract yesterday.
    I have two contracts currently in the post comming to me and have been chasing to see where they are.
    so if you wish some one looking at it from a different angle.
    mine is why would you think that nobody is buying.
    in any market there are buyers you must check and make sure the investment is correct and if it is then invest.
    a developer must develop and a investor must in vest if your not investing then take the name of your card and call yourself part time fence sitter and try explaining that one at the next party when you tell some one what your job is and hand them a card.
    as for better options clones list a couple and structures that are better.
    investing is not only in real estate I agree butjust like when I’m building a block of units I don’t start looking at tiles and bathromm fitting first I get the foundation in and set correctly and build from there the same with real estate it is a foundation and from there leverage to other opportunities.
    and in this market fish like me swim very well and swim very fast and look for opportunties that would not appear in a normal market.
    It is easy to invest in a heating or hot market as you work off well he made money I best get in so I to can make money,in reality that is the worse time to buy the best time is right now when nobody is buying and sorry to say this but I hope nobody buys as it makes my negotiating alot easier I wpuld be really happy if I’m at an auction and I’ve done my calcs and nobody is there.
    The doom day guys from an investors point of view help you because if the return is there already and you shave another 1 or 2% off the price and you can do in this market your return is over your already calculated return.
    And sorry to be negative but I don’t just look at possy investments I look at neg with high to very high growth.

    any thing to do with asic I stay well away from as they have they deepest pockets of any dept and it does make interesting reading put I sit on the fence on these types of hicups and as I post to another some time ago you must make sure what you post or email can not be taken the wrong way by a suit and these types of hicups will and do involve suits.
    It makes very interesting reading and will follow with interest

    In a simple answer there is no bad time to invest and you should invest everyday the only problem is what are you investing in.
    if you went to a real estate and said I have 500k do you think you wouldn’t get out alive.
    my advice is there is a sydney group meeting on this month come along and see pm me or camder and I will post you the date and you can ask other investors

    as a tradesman you need to a
    bring your sites down alot further I would be aiming in the 100k area change the kichen and bathroom for you it would be cheap.Then I would flog it this is not the best investment but its to cut your teeth the look for a small duplex or town house development and move up from there
    Im a electronic technician by trade but not used it for 20 years or more.
    1st 43k 2nd 85k 3rd 135k 4th 1.4mil buy reno sell without any capital gain ppor until last second storey as big as the bottom 250sq house
    you can use this route and yes it is very good and the wife likes it but if you want to fast track the other above is quicker.
    your call you have the income talk to an accountant and he will tell you how to use it.

    buy the book when you have your answer send me the book as I will make good use of it.
    1. there more then a couple of reasons for a trust and if you search this or a couple of other web site you will understand.
    a company and or trust is a structure that is use to move assets claim gst or adjust profit dispersions they are not some thing that can be answered very easily but every development I do I have a company with a trust underneithe that maybe a discretionary,unit, hybrid,family or bear trust and all have different uses this is not an area that is easily explained and must be setup ( from my point of veiw by a professional in that area.
    as for accountants lining there own pockets well you can set them up yourself and run them yourself they do not need an accountant( this I would definately not do as the accountant will save well inexcess of the cost if you use a good accountant I am very happy that robert sets mine up and sets them up to my requirement for that project)

    you need to give me the growth rate for the area if it is below 10% I wouldn’t take it.
    The return is a tad over 7% and not enough without growth

    hi all I have a 42 day settlement so 2 weeks either way i will accept but you have to be mentored or you can sub post your deal and see if you beat me.
    I never said it wasn’t unfair but business is unfair and this is real life, real money not I think I could do this if I was to do that.
    this is I’m doing this and this is the result.
    and at the end of the day return is return.
    I have on purpose picked a new venture with a new product so it evens the field a little but I don’t plan to make a loss so yes it should be fun to see what comes out.
    I have noticed all the readers but nobody that is or has been mentored asked for a time extnsion.
    and I hope that when the person who decides to accept this challenge they don’t decide on crown casino white. being a 50/50 chance of success because I’m not working on those odds.
