    Sorry to sound angry because i’m not and i’m not in the mentoring programme either.
    as I’m not sure what is in the mentoring programme or who is in it it makes it a bit difficult to ring them.
    I thought that for the non mentored people out there it would be interesting to see if these systems work I now mine does.
    as for my posts being confusing thats me as a guru says g you are you.

    next is this an investment or a ppor
    I like wa not for the reasons you do but I am doing a project which includes your area.
    I think central perth has 12 to 18 month growth at it current level and its out areas similar.
    check the growth areas.
    I look for potential growth which is harder to find but better.

    This is not my major project.
    I have liverpool that is taking more of my time unless they are looking at (I was going to post the return but that is unfare)% then I will see who is going to post.
    each day does not cost me anything but each day does tell me that what they are offering is smoke and mirrors and if this is the case then the people on the system should be asking questions and if you are on the inside then ask the question.
    put up and lets see who make the most because when I settle I will tell all here what my return are for this project and as I have said all of mine are stand a lone project this one is different as it has been setup for this project.
    as they say silence is golden.

    well lets see these so called gurus who sell lots of books and can sell mentoring systems lets see if you can invest better then a investor.
    this post is 7 days old and no mentor has responded maybe they are at the bank checking on the direct debits.
    come on mistor/misses mentor lets see if you can take me on because im not a new investor and I want to know do you know what your talking about.
    sorry to be a bit negative but steve is supposed to be running this site and he must have read this post.
    Its on every day and are they not wanting to respond because its not in the manual for america.

    have they got 150mil under bank or have they sold a book.

    sorry to say this but I’m with grasshopper (coreyjay ha grasshopper)the price that they payed is of no use to you.
    you must evaluate the price today if they paid $15 in 1914 what does it matter or if they paid $200,000 in 2004 again how does that help.
    educate me I work on todays price not yesterdays(grasshopper he may be better then me)
    heres an example 011005 land value 11mil.
    today 111005 purchasing 7.5mil thats 10 days and were are purchasing .
    do I look at what they paid for it no.
    I look at today pricing.
    To put a ball price you decide the price what you think its worth.
    pay all you like but at the end of the day it depends what you want to pay for the site.

    what the tennant like, a good tennant is worth an air conditioner but get more then a 6 month lease.
    reading your post is this in your opinion a good tennant in mine no its not.
    my tennant never rings and pays on time then the air con for my tennant wouldn’t be a problem.
    whats the vacancy rate for the area if 1% change tennant

    hi all
    I like this guys/girls I had one that rang me back 29 times from indonisia to sell me shares in a company in the US my kids even said why keep telling them to ring you back in in 2 hrs then I gave them the numbers on my card wrong and told them to order me 45,000 shares at $5.00 US on my card this they did the the price fell to 2.00 US and the chase went round and round and round at the end the director of the group rang me and I told him that his staff had waist more of my time then his loss and the card wasn’t in my name as the number was wrong and now guess what nowbody rings me.
    This company lost all the calls and about 25,000 US that tells them I don’t like to be interupted
    don’t get mad get even its alot better feeling.
    If telstra ring me I put them on hold for hrs just like they put me on hold for hrs.
    I go back and say hold one minute and put it on park 1.30 go back and put them on hold again and then say sorry if not interested.
    never hang up first time they will ring back??under my system they will never ring back.

    what if I ask as a disclaimer do you what me to sell at the start of the meeting and who ever wants to listen can.
    we may find others in the meeting that are doing better then me and I will ask.
    or do you think I should be my ususal quiet wall flower and say nothing.

    great place grenfell do some great chicken in the iga there ( I setup the rational oven and taught them how to cook chicken)
    what is the property worth to the bank read it tells me 140k if this is the case I would min the reno pick up a large box trailer come to sydney go to the auction buy the cheapest kitchen $1,500.00, taps, doors, lino, carpet,and a cheap lawn mower and take it back out there do it this way and you’ll be out of it for under $5,000.00
    then subdivide and sell off the reno house for 90,000 hopefully and try to sell the block or pm me and I’ll tell how to build a cheap house on the site.dazzling will love the last bit

    just to give a bit of eveness( probably the wrong word)I work on positives and as you know I only work on positives.
    The market you are talking about I am just about to launch on a project with the next 4months (very early stage at the moment) for 43 mil gross realize here in sydney and I am working on selling all 93 units before I start to construct and the doomers haven’t changed my system at all.
    developers develop its a matter of risk verse return. as for the best times, the best times for me are now as I make more deals.

    I don’t know echoice but reading the above posts I would talk to a local as it doesn’t seem like they know what they are doing and if it is a chain system then that explains it.
    There are alot of brokers just not many good ones.

    What is a Property Developers License and what does it allow you to develop never heard of it before and I have a couple of sydney developers who wouldn’t have it.
    some are not sophisticated investor or developers

    Get this checked and it not advice.
    do as all above has said except for the pay off the the ppor.
    buy a company and a trust
    go to your lender set up a split loan draw out as nmuch of the equity in cash as possible low doc or no doc ( I hate these types of loans but for this project is ideal)
    lend the money to the trust
    Then go shopping for a positive property for half the value of your cash ( reduce any price by 5% for cash as you have cash)
    Then go to the highest growth area you can find
    and by a property there neg geared.
    add the neg rental + the excess from the posi and this prop should be neutral ( i’ve you work it correctly)
    go back to the lender and know take two loans as above interest only.
    you can keep doing this.
    I have 1.4mil on my ppor and I personally owe 0 of it it is at all times lent to my trusts.
    answer
    ppor is the same with in 6 months
    you are sat on 2 investment properties and they are neutral geared.
    an you have received this for free.
    if you don’t understand a broker will explain and there are a couple above.

    I haven’t heard much about that sub division.
    but that area is not a high growth area as most of the housing in the area is new ish.
    I know a couple of the companies that I have connections with have got some very large sub divisions on the outer fringe that will be releast soon.
    I will ask stuart when he gets back but you will need to wait a week as he’s in dubai at the moment and he has his finger on the sub division pulse.
    It won’t be 1 billion, that would be end product price but there are a couple of 55 mil sub div prices.
