    A guy got into court here for swearing and you must learn to bite your lip with new investors and don’t be so hard on dazzling.
    As for return there are lots of areas with high return but as I posted it depend of the risk and can you get a lend.
    there are a couplke of towns in nsw that are in the 12 to 13% but you can’t get a lend and it even difficult to use the equity as a leverage.
    as with everything if it look so good there is a reason why it isn’t snapped up or why they all look so good in the one town.
    this is not to say its not a good investment some of them are they just don’t usually have good cg.

    I have done as you ask I get the contract to reflect the valuation price.then get a 80% lend on that value.then the owners vendor finace the difference between your agreed price and the lenders amount (remember that your agreed price is different then the valuation price)
    and the rate to the vendor is the same as the lenders interest rate.
    simple really
    Maybe write down if it dosen’t sink in first time
    this system doesnt get you into LMI arae
    Also if the valuation comes in as you wish then it works out as near to a 100% lend as possible.
    The vendor will wish security for there money, a caveat on the property after the lend has gone thru ( usually 4 days).
    they then have security.

    First off check the post code with a bank and see will they lend in that town or area.
    That return is not uncommon and the 1mil is not high for commercial as the norm is above 500k for a shop.
    banks normally won’t lend above 60% on comm but it depends on the lender.

    hi all
    a little bit of warning.
    there are lots of different investors clubs and I have been to many (I haven’t joined any but deal with a few)
    check out not only the club but whats behind the club.
    how are they funded.
    what are you paying for.
    what are you getting for your $$$
    there are alot that are better then others but they are basically learning groups and the costs are very different.
    some are posi, some neg.
    Make sure that the club you join know what they are talking about and are not just selling home loans ( which one Ive been to is)
    this is a general warning and not specific to the investor club as I haven’t been to one of there meetings but investment clubs in general.

    I enjoyed it and will try a trust person also to see if they can come along.
    relay my thanks to petersham rsl.maybe if we do have interstates comming in you give us the date and lets see if we can work around that date as we are flexible and you have a fixed date I know oxygen was in on wendsday last week and couldn’t make it because the dates are fixed.

    hi all
    I do have to work you know.
    I read with interest these posts.
    spi I have been told at the last meeting of the sydney group that I am like a business artist I produce business plans like an artist draws a picture and to that end van gough was never understood and even when I stand in front of that little print of the mona lisa I cann’t understand that either.
    but when you run with one of my little business ventures and you see the end product, you think who would have thought of that.

    swim on the fringes its more fun and more profitable.

    it maybe difficult to put apples with apples so lets change the goal posts a little.

    behind marrickville council and has two car parks.
    I have acompany called mint that will be comming and they are sending me a time slot for there subjects but we want to try and have different groups.

    I hope you are comming to the next sydney meeting are you will understand I don’t think there is enough room on this post and it doesn’t allow to attach word docs.
    as for truth.
    It is a very funny item
    as it can be stretch,
    can’t be broken
    is thrown away and comes back,
    some people love it but don’t always use it and other hate it and always use it to the detriment or glorification of others.
    is traded across tables all the time by people who have no idea of its worth.

    Is held in high regard by murderers with drugs of there choice and kids around the planet.
    truth is something that can’t be seen so clarity is not the issue.
    The real issue is that it is not truth that needs clarity but due diligence.
    and I’m not going into due diligence as that a totally different thing
