    couple of things.
    1. caveat lending is not main stream lending nor should it be.
    2. you or the solicitor can ask here or email me at [email protected] its one of my email addresses.
    3.start small and use the cash that you have aquired to move forward.
    4.I currently have in our little group more then 4 mil in the market and everyone looks after there little section.
    5. we get between 3 and 4% per month depending on the deal but there is alot of work that is done behind the scenes.

    couple of things first talk to alocal broker and see if you can’t buy out right,find out you max lend and come back with what the lend is and the value of the property in the area you are looking at and see if we can’t give you some pointers from there don’t need all the details, just this is the amount available and this is the type, value in that area .

    Dr.X and Mortgage Hunter can’t you caveat the property that you are the wrapaee to so it can’t be sold under you interest try not sure where you stand I’m not a wrapper know a bit about it but its not my area.

    ops I forgot to put in nsw not sure of the other states.
    I only do this type of lending in nsw as I have to eyeball each deal and the item that is to have the caveat and unless its a big deal I wouldn’t leave nsw and theres enough here for me.
    so must say check your state.
    also in wa you can’t lend more then 18% per year interest rate max unless a you are licensed and registered hence again not looking at this product for that state either.
    check your state to see any problems currently in nsw there is no problem currently with this type of lending.

    yes each is individual company and trust structure and that is intergrated with other trusts inc discred familty, unit(mainly), and hybrid,and they are used for different parts of the structure.
    currently there are 9 different micro structures within the overall structure,
    and it has the flexability to absorb more micro structures.
    each new project is a micro structure and is stand aloan structure with what ever (profit,products or revenue) feeding the main structure.
    it could be called a pyramid system but then people would say I’m pyramid selling only trouble is you can’t buy my pyramid.and if you could not sure of the price I would put on it.

    caveat lending is not a new thing its used in the short term money market usually for 2 to 3 months, its got lots of names bridging finance, equity lending etc.
    it not just on real estate it can be for every thing from an insurance claim that the owner needs to get going quicker then the insurance payout comming in and is just like your name is its a pyramid put up side down.
    Its usually offered by solicitors and accountants to there clients.
    You must do more due diligences then for real estate and the lend on the property must be below 80% of the value ( when I say property thats not always buildings I have seen a caveat on a contract of steel and the lend had to be paid back before the steel was shipped)
    nor is it always small 15K, had one 4 months ago for 6mil on a 45 mil deal at 3% per month rate.
    yes your right the risks are high and so are the returns.
    you have to eyeball each deal and try to caveat some thing that not got a loan on it.
    Its not everyones cup of tea and I wouldn’t put it out for 6 months.
    it must be very arms lenght this type of lending and you use a big bat sometime and unless you can deal or walk away this is not the type of investing to get involved in.
    I use it a part of my structure and us it as part of the start up structures for developments.
    If you are going to use this for residental property you must be aware that the lender in the first and second instance are informed by the land titles office so its a good idea to pre warn them.
    as some won’t like it.
    mine are removed before completion and the money is usually back with in 3 months.

    I haven’t heard it called caveat lending before in the open market, I must admit I call it that so It was interesting to see your post.
    there are a couple of large solicitor firms that offer it and the rates vary.

    hi all
    well will soon have some info on ed chan trust as I and a couple of other people are going to the somersoft meeting and ed chan is one of the speakers.
    it is going to be a very interesting up comming year as the new tax commissioner has trusts high up his list of things to look at.
    as you all will already know I use multipul trusts and have looked at alot of structures a couple of the ones that the ato are looking at I have had a look at but wouldn’t get involved in.
    they have had limited success against the ato in some cases, the problem is the ato is like a shark he takes alittle bite to see if your alive and then bits a bigger bit off and then the big bites until there is nothing left the only difference with the ato is they not only leave you for dead but they hit you with penalties so hard that if you do live thru and you haven’t bled to death you are going to bled for a long time.( you can liquidate and walk again after 7 years look at mr bond but if he was attacked by the ato there is no 7 year grace, its on going).
    so my advice is just like they say swim between the flags to avoided the sharks, steer clear of any problems with the ato anything you are not comfortable about, the bin is the best place for it.
    This is the main reason my structure are setup by an accounting company and are checked with ato before commencement.

    hi all
    It has been a time where most peoiple have a bit of a problem understanding my posts well this one is relatively easy.
    have a merry xmas and a happy new year its 4.59 christmas eve( I’m christian so is christmas and having everyone over at my place)
    Its been great on this forum and have a great time.
    don’t drink to much scotch leave some for me.
    I have 5 x 20 year old single malts straight out of scotland for us all to enjoy.
    have a great time and for the people who can’t be home for christmas, on the oil fields or having to work, I will as I always do have a drink for the lost soldiers and those who can’t have christmas at home at 11.59. have fun where ever you are.

    merry xmas and sorry but I must disagree I’m not worried about the mentoring programme and I think that the point has been missed and that is.
    I contribute to this forum to a learn if I don’t know but also to help someone with the knowledge I have.
    I don’t mind the results group but must it come up when I can’t answer there question if they don’t want my answer do I give a r_ts( dazzling this will be the last time before chrismas I can use one of your quotes) the answer is no.
    i have no problem with the results group but the people how have made a decisition not to join must have a system that it doesn’t come up.
    people can join my group with no cost but you won’t see it spread every time you log on and you must be invited by me.
    maybe its simple if you can log me out of the mentoring programme and I am them log me out of see the results forum.
    Ha i’m no computer wizz but it seems simple to me and as I said before my information is free you don’t want it I won’t loose anything
    I hope everyone has a good xmas and lets see what next year brings.

    a. i posted once if nayone knew some good other boards not just property the aussie stock seems like that type of board maybe others have some.
    and b why do all the boards other then this one have the same design and format somersoft,australian post investor, invested,and this aussie stock forum it must be generic platform any insight from you.

    I’m in the same boat, so your not aloan.
    I organised with a couple of broker firms here in sydney tolhurst is one and they do free seminars to get trading advice,then off to a couple of trading programmes learnt all about them, stockdoctor etc then organised to watch the markets and I have 4 folders for homework, that I read on my last 6hr flight back last sunday and I’m going with a company called man financial(.com for there site) and I’m looking at the cfd markets, high risk with leveraging and no I haven’t traded before, Its a interesting market and have a bit to go yet looking at the middle of jan to give it a go.
    the guy who was doing the seminar at one of the company now runs the tokyo dept and he has given me a trader here in sydney that is working with me. just like property understand it before you pay for anything.
    let me know how you go.
    In the high risk option and futures you have to structure to lose and the gains are better.

    I know of these types of structures but didn’t think they are that popular
    a couple have some very high up suits involved will keep a eye to see which one wins that little battle.

    the system need modifying couple of things.
    1. The message box changes size in reply for different sections( which has me at a loss as it should be a standard format)
    2. the colour is wrong even with glasses it doesn’t work for me.
    3. the auto reply to a post isn’t helpful either

    not sure why but the new format
    a. is slow
    b. can’t read as easy.
    But c. the window has cut down to two line.

    not like MichaelYardney I’m small fry but post or email you data.
    I need land value
    build cost
    council fees.
    resale value ( check with three sales agents in the area)
    structure (company/trust/ personal who ever)
    I agree with MichaelYardney as to problems but ha I’m still here and yes you will get problems but I don’t do anything without min 22% profit and banks won’t lend under 20%(and that not fluid use of the pen as we all do that)
    most of mine are min 25%.
    best is to post and there are alot of wizards here that are alot better them me.
    but ha I’m a wall flower.

    whats a broker ??
    whats a broker thats uses multipul brokers to get the deal he wants.
    and whats a broker that uses multipul brokers to get the deal and is the customer.
    well thats me.
    and yes I am a broker/developer/owner/business person.
    and don’t post me to deal as I only deal my own deals.

    as for find deals? sorry but I find the deals and then the broker organises the lend to suit.
    brokers fill a very valuable position and you must have one in your management team don’t know your state( and not worried)but get one in your group.
