The 750k lend is on the 1.2 mil gross realisation.
The total lend on the gross 9 mil was total lend of 6 mil. each and every lend is different.
Theres ways of structuring it so the result is between a 65% and a 70% gross realisation depending on the deal.

in the example I get lending for the 750,000 total.
lvr on these lends are 65%, they are stand alone single lends.
As for the banks I pitch first to bank, second to superfunds, and third to private finance.here to help

current price for a 2br is 210,000 I don’t value commercial usually in the pricing that’s cream.
It becomes a little different when the commercial is a large component of the development.
I price per site and view each site,

The best way to price it is first get a couple of prices see there work and then which ever you think will do the best looking project for the best possible build price is the way to go.
Remember the value is in the gross not in the start.

I have 1 x on oxford street sydney purshased $65,000, 8% return very little expences and cpi 6% increase.
I had 14 people wanting to rent before I accepted the current tennent who is on a 12 month lease.

Marisa have a chat with your accountant I don’t know your situation but if you read my posts I say it is very important to setup the vehicle correctly from the start.
I uses trusts and companies, I also use mule investments trust and bear trusts.
This may sound technical but talk to a specialist trust accountant.

Sorry to confuse you and mortgage hunter is correct some times we forget we are not all at the same level.
My suggestion is to talk to a local broker that does (a) deal in real estate as an investor and (b) is a little switched on ( second is a little harder to find)

I set up a trust per investment and non are linked if one is attacked the others stand out side the area for the lawyers to attack.

50k can be used as equity on an ip.
This is usually to get higher lend.
Have a look at investing using just this equidity.

You have two problems here one is easy the other is a little more difficult.
1. The broker hasn’t got a clue talk to another broker ( post (broker wanted) and you will get at least 6 here and they will give you the right answer with a better rate probably).
