    Hello there Greg,

    Although I,m fairly new to this forum , I do have a little bit to add to this subject that may already be obvious to you so my appoligies in advance if this is the case…

    The advice that you have already recieved seems to be extremly educated in this area.

    All I’d like to add being in the building industry for only the last 14 yrs and more recently as an electrical contractor in NSW is to be careful to choose a builder competent in not only the style of the structure you intend on building but the location/site you intend on building on.

    Certain builders excel in in certain styles eg.sloped sites ,extentions ,2 story mansions,villas,high rise ,to even project style homes (rip tear bust-although not always)…

    So the finish you desire may or should also affect the builder you choose thus re-enforcing the compare apples to apples advice given earlier…

    Location wise, a builder who has built a variety of structures in your desired area should already know the pittfalls (site cost wise)& allowed for them in his quote thus a potential reason for a supposed excessive price…

    Ask your potential builders for a list(be it verbal)of recent projects in your local area & if any of his previous clients would be willing to give him a rap.(he can only say no at worst & hows it go ‘you don’t know till you ask’…

    Hi all,

    Where’s the best place to acquire the book audio?
    I live on the Central Coast NSW & travel to Sydney regularly for work.After reading the book twice now (1st time proof ) I’d definately benefit listening to it over& over so I don’t inadvertently miss some small detail which might have been important to me.

    I Bought a VS Commadore wagon (12th month 1995 model) 4 years ago from pickles auctions in Sydny for $14100 .

    60000kms .ex telstra.

    Back then retail 20 to $22k.

    Great car for the first six months then;

    1.New front shocks
    2.New head gasket
    3.4 x new disc rotors
    4.reco automatic gearbox
    5.power stearing leak(still topping up)
    6.shaking in stearing wheel over 100km/hr
    + all the normal fair wear & tear shit; new tyres ; brake pads ; belts ; servicing minor & major…….

    I definately agree “BUYER BEWARE”

    & if your going to buy from any auction take someone with you who knows what the hell they’re doing or

    I’ve heard of companies that attend the auction on your behalf (for a fee of course)& even deliver to your door in Sydney anyway.

    Help!!! As you’ve probably already gathered by my choosen user name I’m new to the forum & like hundreds of others I’ve recently read ‘0 to 130 properties in 3.5 years’which brings me to this forum.
    Although I’m not exactly new to the owning of investment property(yes singular),my one (so far)& only experience like many other disillusioned negatively geared investors was not great , I’d like to investigate positivly geared investment.

    Thanks to your generousity in the sharing of information your calculator is of great interest to me as it will enable me to fast-track my investigations as to the validity of the asumptions made in ‘the book’.

    As I’m not one to rush in blindly to seemingly new investment strategies I still have alot of work ahead of me.

    I tryed to access your calculator but when I click on it a warning comes up on my pc.’Certficate unverified ‘along with a more detailed explanation …..

    As I’m not the most computor literate person in the world I was wondering if you could tell me how to rectify this?

    As this is only one of many many hurtles minor & major to overcome on my way to fiancial freedom for my family, I look forward to your reply .
