Exactly, in cases that you have the time to search, find, filter and collate the information on the area and then again on the property or development you are buying, vet the contracts and fly or go there for multiple inspections and make an informed decision, all that whilst having a job or a business then you are ok.
Then imagine you have to do that for every property you purchase 1,2 or 6 times.
If you are not focusing on Research close to 100% of your time then you are not given Research the credit it deserves.

Well we and our clients have been utelising our extensive Research and negotiation power to buy in high growth, low cost, New & refurb developments in Qld & WA under $320k on regular bases. We don’t tie ourselves to any particular area which allows us to always choose the best deals as we are offered a fair bit all the time and we reject a whole heap too.

Research is not an easy task specially whist trying to juggle everything else too, we do research 100% of our time as we do it for living and we do provide it for free provided utilising our sevices to find you a property.

We have been looking at the GC corridor for some time too, although our main focus has been in Perth WA, and as alot of us agree, there is a lot of merits in Qld so we have been exploring area like Ipswich-Brisbane and just completed a project there where instant equity was made because they were priced and positioned well.
We are currently exploring Crestmead-Logan City and there is a whole heap of merits there for new house and land packages.

Sim is right, you need to familiar yourself with the market more. Also you need to find out how much you can borrow to know what to look at. (Simon is just the right person for that) Then you need to analyse your current situation to determine wether you a positive property or Capital growth as your first investment..

I don’t know what your background is, for me i would have a look at some sort of commission only work, sales/marketing that pays big dollars for less hours maybe 3 days a week that will give you 2 days for investing. A lot of people get turned off by that word commission but if you have belief in yourself and can do it you will never go back to wages.
