As our existing property is pretty muh paying it self off, just leave it doing it’s thing and moove on to a new purchase using your equity.. Hunter is great in some parts, also you should look outside the square to interstate also..

Let me just say, that if all 24 year olds thought like this, it would be just great!
Qld is a greatplace to ivest, we are looking at great reburb apartments close to water for $210k returning $190pw, which is not bad considering they will have some good growth too. There are many options in Qld & WA, you just to spend time researching and speaking to peoplein that field.

The golden rules is to do your research depending on the area demographics and type of tenants you are attracting and research the development for apects, layouts, sizes, returns ect.. I justdon’t think there is a one rule that fit all… All must be evaluated according to it’s merits.
Also it’s important not to limit yourself to units only, what about house & land ect??

Sorry been busy the last few days with another presentation tonight at Newcastle. As for a Trust expert, I have convinced a freind of ours (Ken) who is currently in the Accounting field with a whole heap of experience in Property investments to come in and chat to us on Trusts. He just needs a white board which we have already.. I confirmed the date with him as just confirmed by camder(Len).

Sounds like you just need a strata apartment with minimum effort to maintain, we can grab hold of 1 bedroom units for $125k with $130 pw returns although we mostly focus on Perth & Qld, you eed minimum $20 odd to get in to something decent there. I wonder if that is really all you can afford?
As it’s a first investment, you really need something with good growth potential an offset some of the tax you are paying.

Thanks for your feedback, sorry I had to leave early that day and missed out on your spill. I must say though what you just said there is GOLD. Perfect mentality, that’s round about what the LGA Reports, (Local Government Area Reports) we cover are about. I would love to hear out your research and perhaps either after that or the following meeting I can go through the LGA Report on a PowerPoint presentation to discuss in greater detail, if it’s ok with everyone and perhaps be a little more researched focused..

We have been focusing on that area for quite a while and our NSW investors have seen great CG returns in recent times, I think there are still great oppurtunities there, but you gotta do your research!

My question is why are you only looking at the same region again, spreading your risks interstate is a good idea. There are many close to +ve properties else where too.
