No you havent missed anything.
We do it for a living in SE Qld and probably do 100-150 units a year normally buying the property then Strata Titling them, renovating each unit internally and externally and selling them off individually.
You are unable to claim the imputation credits however are not liable for GST under the margin scheme on the end sale.Golfer

Hate to tell you but only Albany Creek is Brisbane and even that comes under the Pine Shire. All the other suburbs are on the Sunshine Coast except for Russell Island and well that’s in Moreton Bay. They are going to build a bridge across from the mainland one day but do not buy on the basis that happens in your lifetime.Cheers

I assume you mean mortgage broker rather mortgage manager as there is a slight difference. Tony’s figure of writing $10million a month is not far from accurate but you can always become a member of an association who deals direct with the Bank and receive a percentage of commission. Bear in mind each state has different legislative requirements for finance broking. You certainly don’t need to refinance to get equity out of your property but you lender may charge you a valuation / application fee. I would suggest that you consider a Professional Package whereby renogotiation of your current loan is free. With regards to your Anz Bank loan. You should ask them for the Premier Select Package. It has a slightly cheaper annual fee than any of the other majors and for total loans over $250,000 you receive a 0.6% off the SVR for the life of the loan.
