    2011 – my husband and i jumped into investing, we bought 3 investments in 2011. Waiting for the reval of the 3rd investment which is due back this week.
    2012 – I am excited! Exchanging on a house in a weeks time – large renovation project in a Regional NSW town. .
    We seem to have to buy, reno, hold, reval down pat so time to learn something new
    Goals: 
     – Purchase 3 renovators specials in 2012 including the one we are about to exchange on.
     – Research subdividing and building multiple dwellings. Have recently moved to perth and the suburb we live in, every 2nd house is being renovated with the land being subdivided and villas built on the back. Investors must be onto something so ive decided I want to learn about it.
     – Educate myself about other states especially QLD and SA markets. All my properties are in NSW. Time to avoid land tax too..
     – Complete Certificate IV in Project Management and then hopefully Certificate IV in Residential Drafting. I want to ensure i am project managing our renovations to the best of my ability and think it would be very interesting to learn how to draw residential and commercial plans. These skills can only assist me in my property endeavours.

    Thanks Andrew. Its hard to believe how far we have come in 12 months. Sat and reflected on it last night. Then got a call today that our house in another Regional town of NSW is about to be rented for $300 a week. Bought it for $130000…

    So, off to the broker we go again and may be looking to buy again before Christmas!

    Hi Michael

    thanks for the input.

    The land is about $30000. Very cheap. its in a future growth precinct with plans for a town centre, residential and commercial premises within 15 years. Its on the relevant state's Planning website…

    Guess i may need to do more research before i ask the banks.

    Welcome to the forum.

    I am 26 years of age and feel like i started too late! I picked up steve's book 18 months ago and i am also now addicted. But what a great addiction it is.

    After what felt like a horrid start to investing due to being told i couldnt or shouldnt do it by various people including the 'loan lady' at St george, i now own 4 investment properties. 1 being my PPOR that is just about to become an investment as i have moved to Perth for work.

    My 1st investment was a $91k house which hadnt been lived in for 5 years in a Regional town in NSW. We were scared and figured if it all went pear shaped then we could definately afford the mortgage repayments on such a small debt! We didnt listen to people who told us we wouldnt make money out of it.
    Spent $10k on the reno, got it revalued at $140k 6 weeks later, rents for $220 a week, took equity out and bought again, and again. Now looking at number 5. All in 12 months!

    Moral of the story – just have a crack! Dont listen to all the negativity, do your own calculations and have a go based on your own risk factor.

    I am very confused. You say that you should have your spouse living in your property even if it is in Alaska, because we should have a person with whom we have a primary relationship with in our properties?? and we can keep in touch by using computers??

    Luke86 – I dont think you are not intelligent enough to understand. I think you are not confused enough to understand. I read this 12 times and I do not understand.

    SORRY ABOUT CAPITALS MY PHONE IS PLAYING UP. MY FAVE RK BOOK IS 'IF YOU WANT TO BE RICH, DONT GO TO SCHOOL' AS THIS IS EXACTLY HOW IVE ALWAYS FELT ABOUT SECONDARY SCHOOLING AND UNI. I FOUND THE BOOK WITH TRUMP VERY BORING AND DIDNT FINISH IT. I WAS GIVEN HIS NEWER BOOK 'BUSINESS OF THE 21ST CENTURY' RECENTLY BY SOMEONE WHO SAID THEY 'HAD  GREAT BUSINESS OPPPORTUNITY FOR ME AND I HAD JUST THE RIGHT PERSONALITY TO USE THIS BUSINESS TO CREATE WEALTH' … 2 MONTHS LATER I AM STILL TRYING TO GET THIS AMWAY PERSON OFF MY BACK ANDTO LEAVE ME ALONE. I WILL LEAVE MY AMWAY COMMENTS THERE.. SO FOR ME, RK HAS LOST SOME CREDIBILITY DUE TO THIS ASSOCIATION BUT HIS EARLIER BOOKS WERE FANTASTIC.

    2011….

    Property

    * Getting PPOR valued in 2 weeks after renovations  have taken place over last 4 months. Fingers crossed for a good result so we can use equity for more IP purchases

    * Buy another IP.  (First bought in 2010). Either a simple set and forget positive cashflow in a Regional NSW town or a local reno job – looked at a 2 bedroom house with a fantastic floor plan that allows for a 3rd bedroom to be added with very minimal outlay… The local reno option ties in with my hubby's goal this year, to drop down to part time work and do a reno with his brother. This will all be possible because i reached my career goal and income goal within 2 months of setting it in late 2010 which would allow my hubby to do a local reno with a part time job…. YAY!

    * Depending on outcome of above, buy a 2nd IP for 2011, 3rd in total by Christmas.

    Personal
    * win Division 1 soccer comp!
    * Get an on road bike
    * Pay off ridiculous amounts on our car debt… i hate car debt

    South western is the south west suburbs of sydney which includes Campbelltown as a whole and plenty of suburbs within it like Leumeah, Airds, Bradbury, Minto etc

    I bought an invesment in one of those 'areas' where police wont head down and buses get cancelled and pizza places wont deliver to. My tenant is always 1 week ahead of her rent, the gardens look fantastic, she allows anyone into the property that i need to head there such as banks and quantity surveyors,  and she calls the property manager to ask if her kids can hang pictures using blue tack. She is a single mum with 4 kids and a dog.

    This is a $235k (purchase price) property, recently revalued at $260k after 6 months and getting 9% rental yield.

    You just never know what you are going to get so all i am saying is dont judge a book by its cover.

    Can i ask why you would go and see the properties first? Is it only in Moree you would do this or do u do this with all your properties??

    Hi there

    Leumeah is a low – mid socio economic type area with a high population of renters and families.

    You will have no problem renting the place out. You will have no problem with achieving the rent you want. I was going to buy a 4 bedroom villa a few suburbs over from that and i had 2 ladies in my office at work offering me very high rental amounts per week to move in because they couldnt find a place.

    It is in the  South Western suburbs of Sydney which is experiencing growth due to the undersupply of housing and large numbers of people heading out there. There are some expensive housing estates going out in the south west.

    There is good access to main roads, plenty of shopping centres and schools, plenty of work. It is a working class suburb.

    If you are looking for sudden growth i would not recommend but a good steady increase in prices and rental income should be possible.

    P.S Read Margaret Lomas' book – 20 must ask questions for a property investor. I used this book to purchase my first property. You do not need to spend thousands on a buyers agency when this book cost $20…..

    P.P.S: just do it!
