    I don't think you can claim stamp duty for tax deduction. It can only be capitalised when you sell your property.

    It depends the rental price, type of property, location, terms and agreement, quality of tenants and of course the real estate agent.
    May I know where about in inner west? and what do u mean longer (i,e, few days or few weeks)?

    Yes ruk… but the total interest repayment over 25 years would be 1 million+
    You hope that your house will value at 1.4 million+  :)

    In today price, the cost of small car is less than A$20,000 and average sydney house price is A$550k
    If in 2003, the cost of small car is A$400,000 then the average of sydney price will be more than A$10 million

    Just beware of static or falling of property price in current investment climate.
    PI will maintain some LVR in falling maket.

    Usually 2-2.5% commision
    I would set a target minimum price and time.
    Give them bonus 0.5% if they can achieve the target

    where is the place and how much did u purchase the unit?

    You need to take into consideration the re-sale value ie. comparison in that market  and the length of project.
    Plus the cost of interest rates and transaction cost.

    Disadvantage:
    1. High MER/Strata fee/ management fee etc.
    2. Restricted to investor only (difficult to sell to home buyers)
    3. No/low capital growth
    4. Difficult to sell, normally longer than usually property
    5. Usually small apartment (ie. studio), problem with funding
    6. Although ROE is usually higher than usual, but the  net return probably slightly higher than normal apartment
    7. Other issue with management…. Avoid if possible

    I am not mad enough to invest 250,000 pounds on something/somewhere/sometime/somehow/somewhat in a dreaming land.

    you are still able to get  << 400k houses at Granville, Auburn etc… which are not far away from Paramatta.

    There is always a chance of succeeding. This is a buyer market.
    Find out why the property is sold for etc…..?
    But please do some due diligence prior to offer.

    Nope. You can place a bid whatever you like. It is just an agent's trick trying to lure the buyer to bid higher.
    There is no LAW to prevent you to bid lower.
