    Further inquiry to above property…
    Apparently, the owner has already requested the MBA Building consultant to review the proposed garage alteration.

    The plan has been drawn in 2004. It includes… as mentioned.. fire-rated wall, floor tiles on water proof cement, continuous waterproof membrane on concrete slab. The garage floor itself is concrete slab.
    It also requested the owner to build 5000 L below ground water storage… Not sure WHY?

    I am thinking about making offer based on the value of the 1 dwelling..
    But I am also afraid the cost will blow up trying to fix the problem and insurance issue (as the 2nd dwelling currently rented)

    Go back to our previous discussion..
    You mentioned that they get paid minimal… do you know that the money they earn IS TAX FREEEEEEE….
    So you have to factor in 40% tax and free/subsidy rent…. Helping them.. you must be kidding…

    Secondly, you mentioned that your property being trashed… did you do risk management? did you select your own tenant?
    did u use a good rental agency? and the last DID YOU BUY LANDLORD INSURANCE etc????

    Sorry DHA is semi-property spruiker….blood sucker…in my opinion.
    The property location that they advertised.. most of them are dud….with probably minimal growth or ZERO ..
    I rather put my money in term deposit earning 9% or bonds earning 11% rather than investing in dud property…

    hei harb…. that is why I like to deal with bank (traditional lender) rather than non-bank…
    I do not have any problems dealing with bank(s) with full doc.
    Non-bank lenders are virtually in the verge of collapse… not to mention peppercorn,bluestone, etc…(mortgage spruiker company)…
    but mortgage brokers in this forum might disagree….

    Yes I do agree with you BuilderBob..Your story is builder's story..
    how about consumer's story..
    Look at so many unfinished project… due to dodgy builder..
    I am sure that the loss on the consumer side is much greater than builder side.

    Yes, the cost is more expensive.. some real estate agent charged up to 10%
    landlord insurance… give them a ring… as they are different depending on which insurance company you are with.

    Waste of time and money….and efforts
    Most (Not all) of the super secrets are and will not apply to current property climate.

    Beware… property spruiker out there….

    No Doc/ Low doc loan cost 10+% with stagnant or declining property price plus all the holding cost.
    Better put my money elsewhere…UNLESS you can find a fantastic DEAL…

    It will happen to GE Money/Wizard soon. Go back to the conventional bank lender.
    I think most people get caught is because mortgage broker generate more commision from non-bank than
    bank lender… I assume.
    Ajax, do you calculation by including 11k in order to refinance. You can get 8.6-8.7% with bank lender
    or 8.47% with bank west for 2 years.

    I always do due diligence prior to signing the loan.
    There a lots of websites that you can refer to.

    I did look at realestate.com.au and domain.com.au. Seems like there are 200+ brand new home for sale and around 80+ property for rent in that area. Surely, edmonton is a small town. It seems that the town has been overstock and rental demand should easing???

    But I heard that you can pick up a duplex in that area for 450k… unsure whether it is north or south?
    I also heard that there is a new shopping centre being built as well. Not sure where it is.

    You said that you are an REA from Cairns. What do u think about investment at Edmonton? I am keen to get in the IP there.
    Seems like there are lots of new houses being built but too many stocks for sale.

    I would put my A$5000 into my mortgage…NOT in their pocket.

    Yes I agree with you Motchy. DHA is hopeless… lots of advertisements nowadays to attract investors with free seminar etc.
