    5% on IR for long term is very ambitious
    The average long term is ~ 7% and RBA thinks that 7% is about right in the current climate (mentioned @ SMH last week)

    The problem is people who recommended to sell properties have NO property or money to invest or sell.. Talking rubbish only in every forums

    amy.. using DFT makes some sense to hold the property.

    I bought the property in Newcastle back in 2006 for A$342k. It was rented ~A$ 320, but I am renting out for A$550/week this year. It means that it is now CASH FLOW  +ve and CASH to GILLARD's pocket.

    It is through NAB Broker… Choice package with multiple loans. Not sure how the deal get through…

    Has anyone refinance because of cash out?
    Normally it is only cash neutral by NAB up to 1k

    Have done this kind of deal before?

    The reason it is so low because his accountant rebate 100% trailing commision into the product… making it 6.77%
    I heard that it may be able to get 6.67% from NAB….thinking about doing the same thing

    They offered me 0.9% disc … so 6.9%… not too bad but not the lowest

    I am thinking about going to Choice package with 6.77% (my friend be able to secure it
    loan ~ 1 million with  65% LVR)

    Get ANZ Breakfree package with interest of 6.9%. It is quite easy to deal…

    You may need to get a commercial rate for this type of property
    The yield must be in the range of  >7% due to risk associated with this type of property

    u should approach your "so-called" property mentor to sell it… not just buying it from them

    To be honest, you might sit on  negative equity

    When did you buy them? how much? independent valuation?fee?

    I rang ANZ today and be able to negotiate a disc 0.9% on breakfree package…
    Treatened them to port to Westpac/NAB

    Attempted to get 1% disc.. but failed… :-(

    Must be crazy !!! to claim more than tax you pay.

    It depends the location of your property…
    one of my IP 2006 = $320/week; currently $495/week and will increase it to A$550 next year… hopefully will be cash flow positive

    It depends on the location; value; proximity; condition; presentation; real estate management; supply/demand; etc
