    why do you want to buy residential cabin?

    I would sell the retirement unit 1st as it is a dud investment. Though, it can be very difficult to sell.
    It is a highly specialized area.

    What was the reason why you consider to invest it at the beginning?

    Bank of QLD.. just put on 1 billion dollars bond with Rudd Bank's guarantee at 5.75% with maturity in ?2014

    keiko… the problem is where to get such an easy money
    if the big banks cannot source the money from overseas.. how could you get it then???

    I do understand you have done your due dilligence (research, pest/building, google earth etc)

    But I am still to afraid to do it

    You can put as minimum as you want
    generally 0.25% for the agent to remove it from the listing… under offer!!!
    but you can try A$1 dollar

    I have an IP at newcastle.. and certainly doing well in terms of rental return.
    Suggest to buy around John Hunter Hospital with good access of transport (poor transport in Newcastle)
    or around Uni of Newcastle.. doing well currently

    Newcastle CBD is not really a good option.. most activities happen outside the CBD
    Hamilton… a nice spot as well
    Expensive suburb – Cooks Hill and Merewether

    You can always ask them to sign 1 year contract… just avoid dec/jan… usually rent it out in feb/march for 1 year contract.

    I hate to say that.. avoid student accomodation at all cost… Unilodge in Sydney can have yied 8-9%.. but dodgy IP with minimal or no capital growth

    very curiouss… that is the last thing I want to do

    Why people would like to lend you hundred thousands dollars withouth security
    by just giving them 1000-2000 dollars only???

    I guess that because of GFC… spruikers are everywhere to target the most vulnerable yet sophiscated investors

    But….. is the lending rate at resi or commercial or semi-commercial/resi rates?

    I was being told it is almost impossible to get resi rates if more than 3-4 units through the big 4?
    They have recently changed the lending policy??
