    I forgot to pay the phone bill ~A$80 few years ago… and I am still be able to get the mortgage from the bank
    by explaining why it happened.

    You need to live in the property for at least 6 months out of 1st 12 months period… otherwise.. forfeited

    It is not only vets… the doctors as well… not many doctors are willing to go to rural.. even regional city…

    seems expensive commercial property in town of 5000
    you probably can get a house with yield 9-10% in 5000 population

    Yes.. diversification is ignorance… to whom who does not know the world of investment!!!
    Eventough the richest man in the world… Warren Buffet has quite diversified portfolio in his Berkshire Empire.

    Yes.. capital protected loan.. but I think there is a limit in terms of claiming the deductible interest rate(ATO ruling).. correct me if I am wrong

    You can borrow up to 70-80% with standard margin loan.
    There is always pros and cons investing in share market including fully franked dividend, liquidity, etc.
    Buying bluechips = buying with top management, not the dodgy CF+ve that will get trashed :P
    You can start as little as A$500… plus others

    My suggestion – Diversified…Diversified… shares, property, managed funds, and income securities (preference shares & bonds)

    what is the pitfall then…?? strata title is very common…
    you can have 2 properties on 1 land with strata title
    or 10000 apartments on 1 land

    It depends on the location of the property.
    In innerwest sydney, the rental property is like 'hot chips' and you will have 10+ good applicants.
    I always rent it out in line with market value. 
    I never had problem with tenants trashing the property before, unless u r investing in the small rural/regional town.

    But… just above to tread the Moree's property market

    Yes, I totally agree with Richard
    I would suggest you to consider 1 IP at any time…. it is a financial suicide to bet all the money in one type of asset.

    Have u consider term deposit with 1 year = 6.5% or Ubank At-call = 5.95%?
