Yes I agree with you Richard.But It must be positively geared (i.e. rental income + deprecitation – land tax, council fee, management fee etc) and distribute to the lowest income. you have to hold it for the long term in order to recoup the stamp duty loss.

I think you may be able to get 80% LVR with commercial lending i.e. 1-2% above the residential rates.I am not sure whether if you have an equity in your PPOR, you can get a cheaper rates i.e. residential instead of commercial.I hate to say this… cross-collateralised the properties can bring down the rates??????Anyone has idea?

If you buy an empty commercial building, you have to pay GST.Complex GST structure etc,… i.e. above 75k you need to register for GST.Can be dauting experience to get a tenant…ie long period of vacant rent

CSI,What's wrong with the lender? It is the borrower's fault… Just imagine that if you locked into Term deposit for 1 year with interest of 8.2%, then suddenly they changed it to 3.25%, what would happen?

Plus offset account to manage your rental, etc affairs…

Or.. you can keep your LVR at 100%+ so they can't sue you because you have NO NET asset.
