    Does PM fees include letting fees?

    You've use 52 weeks rent.  Do you need to consider where there'll be a period where there'll be no rent?  When I first get mine, I've got 3 weeks vacancy before the tenant start moving in.

    Not sure if it's just me, but on chrome, sometime it freezes. Works on firefox with no issues.

    Performance could be an issue as well, sometime it takes a while to load.

    Oh I think I came across a newsletter from washington brown that they are offering 1 yr YIP magazine if you get it from them. I believe they are quite well known in this field as well. The 1 yr YIP may be before 1 July though, better check with them.

    I’ve looked into building a retaining wall for my ppor. All of the quotes are on the high end. It’ll definitely be cheaper to do it yourself.
    Other than treated pine, it’s also better to have the plastic behind the sleeper, to prevent them from rot and last longer. You’ll also need agi pipe for drainage. Scoria on top of the ai pipe.

    As with everything I do, always negotiate, even if it’s $5 less, that’s a cup of coffee :). Just had 1 done few days ago with them.

    Apart from the fees, you’ll also need to understand what they offer and negotiatie with them. Here’s one that investor edge has prepare

    If 1 building has 10 floor and each floor has 10 units, that’s 100 unit.
    If all of them become available for rent at the same time, it’ll be very challenging to find tenant.
    How many buildings are going up at southbank you can see for yourself.

    I also do see potential in Geelong, but do your due diligence.

    Aluminum frame will transmit heat/cold more easier than wood.

    Sorry to be off track a little. Obvious house with land component will appreciate the most, but what about comparing villa unit and apartment in the same suburb say canterbury, vic. I’m thinking capital growth would be pretty similar given both has limited to no space for expansion. Is this correct?

    Richard had help me out in the pass and you may want to check with him, but for me
    it is very important to understand how much I can borrow first and structure correctly for the most tax benefit.
    From there then decide how much you really want to borrow,
    Look for property
    Do the calculations

    Bought an IP and I’m worry that the rates, body coporate, water etc letters will be sent to the IP address rather than to my PPOR. Was wondering what do you guys normally do.

    Just recently settle one, problem is before settlement, we can’t show the property to prospective tennant. :(
