    Hi MA,

    In regards to rent – my tenant was staying on right up until a couple days before (the original settlement date – which was supposed to be this Tuesday comming) but the purchaser only asked on Monday just gone, to push settlement date back a month – which leaves the place untenanted for at least a month – but if this falls over, it will be longer -until it’s sold again and the way the market is – who knows how long that could be???
    And all that time I could of kept my tenant.[thumbsdownanim

    The costs that I have incurred are:
    Loss of rent and extra legal bills if it falls over (which is highly likely)[thumbsdownanim.

    Hi all,

    I work in finance – specialising in vehicle finance and finance for people with credit impairments and I’m also a mum to a great little boy who just got the best report card[thumbsupanim] – I’m so proud of him !!!! lol

    High Flyer – I said I “just got finance for two places ” – I didn’t say that they were the only two places I had.

    I totally disagree with “TheFirstBruce”
    Employment opportunities in the corridor have had a huge increase and it is still growing – for instance – take Carleton United Breweries – they are in the process of building their biggest plant in Australia at Yatala and Aldi have just announced that they are building their major distribution centre in Yatala also.
    And everyone one knows how well Bunnings researches it’s areas before setting up shop ” Bunnings have been fighting tooth and nail to get into Beenleigh !! but have been outed by the first Mitre 10 Mega store in Australia – which will be completed next month – this is just a small part of the economic growth for the Corridor and there is more to come.
    The Corridor has totally changed from the 80’s
    and people are definately reaping the rewards.

    Hi,

    It has been my understanding that for your normal building insurance, you had to have that organised asap after both parties signed the contract( before settlement – regardless if it is a IP or PPOR)- I know most if not all financiers will require it, – this is in QLD mind you, – I dont know what the deal is with other states.

    ” AusProp” – I can understand what your saying – that he might have been looking out for my best interests, but don’t you think he should have mentioned it to me earlier, rather than waiting ?

    In reponse to Jancrows comment, it was a reversal in the respect that some people have had agents refused to submit an offer – where as I am a vendor who did not have the opportunity to accept nor decline the offer as the agent neglected to tell me about it untill it was to late.[thumbsdownanim

    Even if the agent thought that the offer might have been a bit on the low side, ” as RugbyFan said” I think he should of agreed to submit it anyway – then that way there could have been an opportunity to open up doors for negotiation, after all I am the vendor and it is up to me whether I accept it or not!! – I must mention, I also requested that the agent was to inform me of any offers, right from the word go – when I first listed the property with him.
    Anyway He’s gone now, I made him pick up his sign today!!![thumbsupanim]

    Hopefully my new agent will be more informative!!!

    Hi,

    My friend had the same problem – so she asked the vendor for a small extension & they freaked out, vendors do get a bit nervous when it comes to this, which I suppose you can understand a little -especially if they have had dramas before.

    These sort of stories make me realise how lucky I have been, I just got two home
    loans and had unconditional approval within three days !!!! [thumbsupanim] – I think I’ll be sticking with my lender & broker – [specool]

    Anyway, I hope it all works out for you!!!!
    and tell the bank to pull their finger out !!

    Hi all,

    My brother has one, but he decided to rent it from Rentlo instead of buying, he is on his second one at the moment !!!! the first one was a brand spanking new one and it died within the first 12 months!!

    Foston, I agree break ins happen everywhere, this is a sad and costly fact of life, but on the other hand there are also areas that have a higher crime rate than others!
    You mentioned that you have recognised the areas to stay away from, I am curious to know what Logan areas you think fall into this catergory?

    Yes, it is sad that people seem to dwell on the negative aspects of an area, but when the negatives outweigh the positives, it’s hard not too!!
    One positive though – I am glad to hear that you have never been affected by break ins or robberies, while living in Woodridge[biggrin]

    In closing, I think we both have to agree to disagree about Woodridge, I am just voicing my opinion and you, yours.
    I hope you continue to be happy, because after all thats the thing that counts and your the one living there, not me – you gotta be happy[thumbsupanim]

    Sorry, I would have to agree with Elves !!!!

    I have lived in the Logan area up until recently since 1971.
    As for Woodridge – would’nt touch it with a barge pole, I work Woodridge and we have spent THOUSANDS on security, patrols and insurance our premises get damaged/or broken into at least once a week and beleive me that is NO exageration[thumbsdownanim.
    Crestmead isn’t too bad, as with parts of Browns Plains, Regents Park from what I hear is quite nice. If it’s not to far out (heading south) there is Bethania which has some decent places around your price range.
    Please note it is not my intention to offend anyone, (there are some really nice homes in these areas but it is a case of “nice house bad street/ area”) I just know these particular Logan areas like the back of my hand, I have seen them grow, for over the last 30 years or more from being all bushland – to what it is today !!!

    In the end it is up to you !!! You might find a place you really like and in your price range, so its your call, do what you feel is right for you !!! [smiling]

    Hi,

    The board game is pretty good, but I would’nt pay
    $300 for it !
    But I have seen people selling it on Ebay, so you might pick it up alot cheaper there, just dont get carried away in a bidding war[biggrin]

    Hi all

    I went to the Brissie one last year – won three tickets, the velvet edition of the book & the board game [specool]. Not sure how much different it will be this year ? Have to try and find out !!!

    Hi All,

    We had our first open house this week end, pretty good turn out(better than expected)[exhappy].
    Back to the 9 – 5 grind tomorrow[glum] and I have a new assistant starting tomorrow aswell, that should be fun (not)[wacko].
