    API and it are both a good read, and educational – but as there is such a wide and varied opinion on strategy, products, and 'growth figures' take it in all in with a grain of salt, and dont jump into anything just 'cos you read it in either mag without doing a bit of research / due dilligence yourself.

    I think you might be talking about "Your Investment Property". I find it to be a great magazine, especially for someone like myself who is still starting out and trying to gain as much knowledge about property investing as possible.

    It's funny, I was just bad-mouthing Glenroy a couple of hours ago. As per abharga's post, there is a bit of crime in Glenroy, but it's pretty good location-wise in terms of being close to Eastlink and the CBD. Over the last 12 months there have been quite a few older-style houses being bought in Glenroy only to be knocked down and subdivided for 2-3 townhouses to be built and leased out. I've seen houses go up for sale and be sold pretty quickly. I personally wouldn't want to live there, but I would invest there if I could. Only thing I like about the area is the kebab shop on the corner of Pascoe Vale Rd and Glenroy Rd (they're great!).

    I have a friend who has moved to Eltham. He loves it there. I went to high school in Watsonia, not too far from there, and I'm not really that big on those areas. cyberman pretty much sums it up in his post. There are a lot of trees. Pretty much the sticks Obviously a lot further out from the CBD but the Western Ring Rd isn't too far away.

    It all comes down to what you prefer. They are two totally different areas. Good luck

    Don't pay them their money until everything they promise has been met. Our experience with building our home was after paying them and getting the keys (yeah we were excited) they didn't want a bar of us. Make sure all your paperwork and correspondence is in order for quick referral. Document phone calls, faxes, everything you can. Keep an eye on each stage of building – our builder was requesting progress payments for stages that had not even been started. It's okay to ask questions and be picky – at the end of the day you are paying them a substantial amount of money to provide a service. Make sure everything it up to your standard. Problems fixed earlier are always easily fixed earlier than later on.

    You’re new to the game but you have 2 properties? I’m jealous. Great stuff. I’m not sure if anyone can give you an answer narrowed down to a few specific areas (I sure couldn’t!), but I think Julie’s advice is best – research. I’ve read a lot about not just doing your research on the internet or in the papers, but to get out there and have a look for yourself. Not saying that the internet and papers aren’t valuable tools, but it’s true – you might find something that nobody else has found. Get out to different areas, ask questions, you’ve got nothing to lose but everything to gain.

    Hi wriggles,

    I couldn’t tell you whether or not investing with a group of friends is a good or bad idea, bit I can tell you if I were to consider doing something like that, I couldn’t find as many as four people I would want to do it with. When it comes to business, it’s so easy for things to go wrong and for friendships to turn sour because there’s obviously a lot more involved. My goal is to get into property investment, unfortunately I’m still in the early stages of researching etc. I know I can’t afford to do it by myself so when I finally do take the plunge, it will be with at most one other person (I trust no one!)
