    Good on you Brenda – you have a right to be proud of yourself – that’s an excellent achievement.

    You should tell us how you did it or where your properties are. Are they mainly apartments, houses? Are they here in Aus or in NZ or somewhere else?

    Are your tips more in the form of a book and are they comprehensive?

    then just strata them off and sell them off for capital gains…kep a few for yourself

    To my experience, I haven’t been in an era where residential is flat – or at least I wasn’t aware of it or what was happening. Since I began investing in property, it’s only been going up, residential and commercial – but anything can happen.

    not necesarily. You may be able to borrow 80% – in fact on one of my deals, I borrowed 90% – it’s all in a contract.

    Mortgage fees were nothing for us as the bank waved the fees just to get us to become their client.

    Commercial properties in my view are always greater if you get the deal right as all the rates are paid by your tenant.

    Vendor financing could work for you – to know the legalities of it, you’ll have to speak to a solicitor…

    Pelican and Aussie,

    I agree with Judi. Rosie – I also understand where your coming from.

    World Vision gives 70% of its takings to charity. Other organisations give less. Personally, and it’s just my opinion (although differeing from WallFlower) is that I don’t like to give to these multi-million dollar charities where 30% (and that’s huge) of the takings go to admin and salaries.

    I like to donate to African countries who are ina state of 3rd world. Look at Sudan for instance – 1 million ppl going to die because of malnutrition.

    The difference is that I can either give it to World Vision who will end up giving 70% to Sudanese ppl or I can just give 100% to the Sudanese ppl – see the difference.
