9.4% return on Commercial is good – its hard these days to find that kind of return on a commercial investment although you can still find ones with returns of 14% and greater.
There is no minimum CoCR – be craetive in your deals and anything is possible. It all deoends on what you wnat. You can find somethig with 20% return but with much risk involved – do you want the risk for a greater return? You can get something with a 8 or 9% return with very minimal risk – do you want less risk? – evaluate your options!
Also, depends on the area and future plans, capital growth and otehr surrounding factors…

I’ve had building reports done in NZ – not many but my advice would be:
– either get another report from another builder
– check with the builder whether these repairs are urgent or can be done in 2 years time.
– show the building report to the vendor, telling them that with these kind of repairs, its unlikely that they’ll get a purchaser (a roof restoration is a major repair) and that you’ll be happy to purchase the property if they’ll leave some money in the deal. Either they vendor finance part of it, or they drop the price by $10k – you can negotiate this.Make sure you do everything before your du-diligence time-frame is up.
I don’t find this to be an attractive deal – not very +CF in my opinion but be creative in your deals and anything is possible. Don’t worry if it falls through – there are better deals around.

Hi Mr_D,
You have to limit your risks. One option you can try is having the loan on fixed-terms so that if Interest rates increased, it wouldn’t affect you.
Another option is to calculate the CoCR of your investmenst on an extra 2-4% Interest rate than what your being offered – that way, if it does go up by 2%, you’re still safe.
Don’t forget that the rental should increase every year or two by a few dollars a week, thus covering the risk of an interest rate rise.
You could also make the rental agreement, ‘subject to increase according to the increase of interest rate rise’.

Try, its your choice – there are alot of negativity around about the person Im going to mention – so its your choice. Im not saying its a good job or not, ethical or not – its just a job im suggesting…
Lewis Realty – something like that. It belongs to Niel jenman and they employ ordinary ppl who want to become agents and pay them $50k+ – hard work but good money…your choice.
alternatively, you can just walk into Real Estate offices and tell them that you’d love to work for them as an agent – Im sure some will train you up so as to receive your license.
