You need to invest in both – some ‘buy and hold’ some you want to turn over quickly to capitalise on the gains.
If you were to renovate, you’d look for a run-down house (not to the extreme) in a well-established area that already has value or in an area that is cominp up in value. This way, when you renovate it, it matches the high price of the surrounding properties.
What Steve teaches is goood and this generally used for the lower-scale renovations. That is, find a house, do some simple reno’s to it such as painting, adding in heaters or other fixtures, a bit of landscaping and boost the weekly rent by a value of $5, $10 or $15.

Partnerships could work if you have a strong partnership agreement.
What happens if 6 months down the track, you decide to sell but your partner refuses or vice-versa? What happens if one of you default on the loan? All conditions need to be included in the agreement.
I recommend partnerships for one reason only – more buying power. Other than that, I will never get into a business partnership again unless its with my wife – when she comes along…hehehe.
I don’t see much growth in the Caulfield area. Mostly the older generation are there and its only good for the racing – attracts many ppl.
The value of a property partner can go either way – it can be the best thing thats ever happened to you or the worst.
Why will you need to wait till you save $20k before investing by yourself. If you have $10k + the home owners grant of $12k, you can purchase an investment upto $170k.

All books are useful for you. You are meant to read alot of books, put it all together and come up with your solution.
‘Rich dad Poor dad’ is a good book but I would also recommend getting Steve’s book ‘From 0 to 130 properties in 3.5 years’ – its a very good book.

I have an ANZ account over there – so I just go into an ANZ branch here and get them to deposit into my account and I get a receipt for it – if it fails to go through, there in big trouble cause I have my receipt.

I would suggest property only because I have had bad experiences with cash management funds. Shares are also good but more risky. I would suggest investing into property, thenm into shares on the side to help bring in that extra cashflow.
Say you have the following scenario as an investment:
Investment property = $80k
Deposit = $16k (20%)
Loan Repayments = $373.33 p/m (IO at 7%)
Rental = $200 p/w = $800 p/m
Now the above is totally basic on the figures – you still need to include rates and other expenses which are along the way but just from observing the above, you can purchase an investment that will deliver in excess of $400 p/m +CF into your pocket which can go towards helping pay the rent, thus meaning you’re really only renting for around $300 a month – not $700.
Like I said however, you still need to include the other costs such as Legal fees, Stamp Duty (NA in NZ), Loan fees, Title Fees, Body Corporate etc. But as I always say, be creative and anything is possible. You could also make your loan repayments $319.46 by obtaining a honeymoon rate of 5.99% for the first year – extra savings for you. Be creative in your deals.

Honestly, if you see there is any good advice I give, it’s just a reflection of the advice I have received from the outstanding forumites on this forum.
I tend to also go to meetings and seminars every week to know what’s out there and I meet like-minded investors.
So I cannot take credit for it – its all come from other investors rich in knowledge and books, CD’s they developed. Credit also goes to Mr McKnight.

There is no Stamp Duty or Capital gains tax in NZ but being an Australian resident, once you transfer the monies over to your nominated account here, you must declare it and be taxed on it.

Peter, they generally give you the first Home grant even thoough you purchased residential before.
When they say to you “No – because you purchased other residential” – just reply by saying the the grant is for First Home to live in – not First Investment.
