nah…on a more serious note, Id look for small investment deals – with 500k you can purchase enough good +CF deals within 2-3 months having good returns and retire immediately. I would then look towards the payments of the rent going to the repaymenst of the loan, thus increasing my return…

personally – Id go on a wild shopping spree in LA followed by Europe and the Bahamas – then off to the Greek Islands and Zafari tours in South Africa…

me personally – I would like to own them – Steve probably doesn’t – so he mentioned it in the book from his perspective as I would believe. But there are many factors that differ commercial from residential. The other reason is that some institutions will increase the interest rate when you take out a commercial loan – so Steve maybe mentioned about paying off ineterest only from this perspective because the rates will be higher and you want the deal to remain +CF.

Hi Max,
That’s not correct – Banks will lend you for NZ. I just spoke to the CBA – they said they will lend me a loan if I have security here for it. It’s like they lend you money for your security property, then you do what you wish with the money. As long as you repay the loan with interest to the bank, that’s all they care. Im sure the other banks will do likewise as the CBA.

usually because commercial prop. are more secure in terms of rent. The other option is that you probably don’t ever want to own a commercial property – you’ll on-sell it later on for a higher capital gain but it is goodto own residential – that’s why you pay residential off.
